Resubdivision of the Property of Avemore,L.L.C.
WWA Project No.201094
Ms.Amarante:
Pursuant to Section 14-234 of the Albemarle County Code,we are submitting a written request for
authorization to construct private roads for the resubdivision of the property of Avemore,L.L.C. This
letter is part of an overall site development submittal for the Avemore project that includes site
development plans and a resubdivision plat. The circumstance under which this request is being made
falls under Section 14-232.A.3"Residential subdivision developed with other than single-family
detached dwelling units."
The resubdivision of the property of Avemore,L.L.C.creates three(3)parcels identified as Parcels A,
B and C. The site plans for this submittal addresses the development of Parcel A. Parcel A will be
accessed via Fontana Drive through a new access easement on the property of Fontana Owners
Association,and has roadway frontage on Garnett Center Drive and Fontana Drive. Parcels B and C
are areas in which future development will occur and are land-locked by Parcel A. Therefore,private
access easements across Parcel A serving Parcels B and C are necessary for access purposes.
The private roads are designed to carry the traffic volume expected to be generated by this
development,including future development phases on Parcels B and C. The fee of the private roads
will be owned by Parcel A and subject to the pnvate access easement serving Parcels B and C,as
shown on the resubdivision plat. The private road will not serve through traffic nor intersect the state
highway system in more than one location. The private road's only access point is Fontana Drive at
the site entrance.
