To Whom It May Concern:
We have completed our research on Albemarle Tax Map 123, parcel 26 in preparation of an official
determination of development rights. This parcel is currently taxed as 50.18 acres and is owned by
Let It Go, LLC. The most current plat of record for this parcel is recorded is dated January 21, 1971
and is recorded in D.B. 505 p.375. The acreage of the parcel on this plat is shown as 50.179 acres.
Based on the parcel's history and the plat of record, it is believed that the parcel has 6 division rights.
This parcel was most recently conveyed to Let It Go, LLC, by Let It Be, LLC, by deed dated April 20,
2006, and recorded in D.B. 3212 p. 656. The parcel is described as: "Parcel A All that certain tract or
parcel of land containing 50.179 acres, more or less, lying and being on the Hardware River in the
Scottsville Magisterial District of Albemarle County, Virginia, about three miles northeast of the Town
of Scottsville, Virginia, on Virginia Route 618, shown and described on a plat of John C. Mackie,
Certified Lane Surveyor, dated January 21, 1971, attached to a Certificate of James L. Camp, Ill,
recorded in the Clerk's Office of the Circuit Court of Albemarle County, Virginia in Deed Book 505,
page 374." Additionally, it is: "Being the same property conveyed to Let It Be, LLC, a Virginia limited
liability company, by Deed of James L. Camp, IV, dated October 2, 1997, recorded October 15,
1997, recorded in the Clerk's Office of the County of Albemarle, Virginia, in Deed Book 1648, page
189."
Additional deeds in the chain of title for this parcel include:
D.B. 1648 p.189 — Parcel conveyed to Let It Be, L.L.C. by James L. Camp, IV.
D.B. 1400 p.709 — Parcel conveyed to James L. Camp, IV by James L. Camp, III.
D.B. 505 p.374 — Certificate of Plat
D.B. 484 p.452 — Parcel conveyed to James L. Camp, III by the Estate of Elias T. Kanarek.
D.B.484 p.452 is dated February 13, 1971, and is the first deed dated prior to December 10, 1980.
The property is described as: "All that certain tract or parcel of land containing 50.179 acres, more or
less, lying and being on the Hardware River in the Scottsville Magisterial District of Albemarle County,
Virginia, about three miles northeast of the Town of Scottsville, Virginia, on Virginia Route 618,
shown and described on a plat of John C. Mackie, Certified Lane Surveyor, dated January 21, 1971,
hereto attached and made a part of this deed and being the same property devised to the said Henry
R. Kanarek by Will of Elias T. Kanarek, probated June 26, 1969 and recorded in the Clerk's Office of
the Circuit Court of Albemarle County, Virginia in Will Book 44, page 395." Thus, in the first deed prior
to 12/10/1980, the parcel is called 50.179 acres and shown as one parcel. The deed references a

plat by John C. Mackie being, "hereto attached and made a part of this deed." However, no plat was
recorded with this deed. Though, this oversight appears to have been corrected by the plat being
recorded as a Certificate of Plat on April 20, 1972, in D.B. 505 p.374. Based on the five 2-acre lot
rule, five 2-acre lots could be created. There would be 40.179 acres remaining. One additional 21-
acre lot could be created from this remaining acreage. Thus, the parcel has 6 division rights.
There is one additional deed of consequence for this parcel. A Conservation Easement was recorded
for this parcel by deed dated December 19, 2006, and recorded in D.B. 3340 p.466. However, this
deed would not affect the theoretical division rights. It would only affect the parcel's ability to use
them. Thus, the parcel should still have 6 division rights.
