RE: Response Letter #4 for SDP202000028 Proffit Rd Townhomes North — Planning
Dear Mariah,
Thank you for your review of the Final Site Plan for Proffit Rd Townhomes North. This letter contains
responses to County comments dated December 16, 2021. Our responses are as follows:
Additional comments based on revised plan (dated 06.03.2020):
29. [[32.5.2(i)] Easements. New easements shown on the site plan must be recorded and labeled
with the deed book and page number of the recording instrument prior to final plat approval.
Rev. 2: Comment not yet addressed. Comment response letter implies that the applicant is
working towards providing this information. Rev. 3: Since the last review, easements
supporting development of the property in accordance with the site plan have been approved
and recorded in DB 5602 PG 32. Please update the following labels for consistency across
documents and certain easement language:
a. On Sheets C3-05, update the current "Temporary Construction Easement Dedicated to
County if Future Development is Necessary" label to state "Temporary Construction
Easement to be Dedicated to County Upon Demand", similar to the recorded easement.
The label of the easement has been revised accordingly.
b. Provide a label and deed book reference for the Site Distance Easement located on Lot 1.
The deed book and page number has been added to the Sight Distance Easement
located on Lot 1.
c. Include a deed book reference with the labelled Mailbox Easement located on Lot 44.
The deed book and page number has been added to the Mailbox Easement Located
on Lot 44.
Additional comments based on revised plan (dated 10.08.2020):
30. [Comment] Road names. Ensure proposed road names, on the plan maps and in the notes,
are consistent and align with the associated road plans which are currently under review.
Rev. 3: Please see comments provided by E911 below regarding road name consistency
between all plans/documents.
Comment Noted. The irrelevant information on the retaining wall plans have been
eliminated. Attached is a comment response letter to E911.

Additional comments based on revised plan (dated IL08.2021):
34. [Comment] The revised site plan includes a new sheet showing the proffer document
approved with ZNIA201900010, the rezoning associated with this development. Please
update the proffer reference document to the document attached thereto. This is the proffer
document on record for the aforementioned rezoning. Ideally, all references to this document
would be identical to that on file with the County.
The proffer documents on sheet C15 have been updated to the provided attachment
with this comment letter.
