ledged, said party of the first part doth hereby GRANT, BARGAIN, SELL and
CONVEY with GENERAL WARRANTY OF TITLE unto Leonard E. Bunch, Sr., and Oleta
Bunch, husband and wife, as tenants by the entirety, with full rights of
survivorship as at common law, and not as tenants in common, that certain
tract or parcel of land situated in Albemarle County, Virginia, on State
Highway No. 29 about 1} miles south of the Crossroads leading to North Garden
containing 1.33 acres and designated as D1 on plat made by A. R. Sweet and
Associates, dated December 22, 1948, and hereto attached and made.a part of
this deed, being a portion of the property conveyed to the said Clarence
Walker by deed of Ernest Walker and Nora Williams dated May 7, 1927, recorded,,
in the Clerk's Office of the Circuit Court of Albemarle County in D. B. 198, 1
p. 178, together with all rights and privileges granted to said Clarence Walker
by the aforesaid deed, to which deed and plat reference is here made for a
more particular description of the property hereby conveyed.
Said party of the first part covenants that he has a right to
convey said land to grantees; that the grantees shall have quiet possession
of said land, free from all encumbrances; that he has done no act to encumber
said land and that he will execute such furtber assurances of said land as
may be requisite.

I tract or parcel of land situated in Albemarle County, Virginia, on State

Associates, dated December 22, 1948, which plat is attached to and recorded
with deed from Clarence Walker, widower, to Leonard E. Bunch, St., and Oleta
Hunch, of even date herewith, recorded just prior hereto, being the same 777
property In all respects conveyed to the said Tucker Walker by Ernest Walker 7
and Nora Williams by deed dated May 7. 1927, of record in the Clerk s Office I!I
of the Circuit Court of Albemarle County, Virginia, in D. H. 279,
reference being here made to said deed and plat for a more particular descrip-
tion of the property hereby conveyed.
