• Applicable Zoning or Building Code Violations. This office does not keep track of fire violations, you can reach the

Letters of Zoning Compliance will be processed within thirty (30) days of receipt of a complete application
Review cannot begin until the application above is complete and all applicable forms and fees are submitted.

At the request of Williams Mullen, we have examined our records with respect to that
certain real property lying in the County of Albemarle, Virginia ("County'), with no currently
assigned address, but with frontage on Berkmar Drive and Woodburn Road, and being
designated in the County's real estate tax assessment records as Tax Parcel Identification No.
45-68C2 & 45-68EO (the "Property"), and we are pleased to advise you that:
a. The Property is currently zoned R-15 Residential (R-15) under the Zoning
Ordinance of the County ("Zoning Ordinance"). The R-15 zoning district permits the use of the
Property for residential uses with a density of up to 15 dwelling units per acre with a 30% bonus
density increase for affordable housing, without the necessity of obtaining a conditional or
special use permit, variance, special exception or other authorization or approval.
b. The Property and the improvements on the property are currently in
compliance with all applicable requirements of the Zoning Ordinance. A review of our files
found (i) that the current use of the Property is vacant land; and (ii) the current use is permitted
by -right under the Zoning Ordinance.
C. To the best of my knowledge, the Property is currently in compliance with
all applicable requirements of the Zoning Ordinance. A review of our files found (i) no violations
or alleged violations or regulations applicable to the Property, whether pending, contemplated or
having already occurred, and (ii) no fees due or pending with respect to any matter before the
