The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)91 Demonstrate that there is a building site that meets the requirements of 18-
4.2.1 and the Old Trail Code of Development on revised lot 67. With the locations of the
revised lot lines, it does not appear that there is sufficient space for a building site to meet
the setback requirements on this revised lot.
Revised Lot 64 also cannot meet the setback requirements with the new lot lines as
proposed.
2. [14-302(B)11 Provide the date of the last revision of the plat on future submittals of this
plat.
3. [14-302(B)51 The Zoning District note needs to be revised. The only overlay district that
applies to these parcels is the Entrance Corridor. The other ones that are listed need to be
removed.
It doesn't appear that any part of the subject lots is a part of the RA zoning district. Clarify
what part is zoned RA, or remove that zoning designation from the note.
There is a typo in the setback note misspelling "rear."
4. [14-302(B)91 Remove the Flood Hazard Overlay District note on the cover sheet, as it does
not appear that any of these lots lie within the flood hazard overlay.
5. [14-302(B)101 Depict the location of the actual 100' stream buffer boundaries, in addition
to the mitigation line approved with the special exception, approved March 6, 2019. Include
the following three conditions on the plat that were approved with the above -mentioned
special exception:
STREAM BUFFER MITIGATION SHALL BE PROVIDED AT A 2:1 RATIO IN ACCORDANCE WITH
A BUFFER MITIGATION PLAN FOR OLD TRAIL VILLAGE ZMA2015-001, AS APPROVED BY THE
COUNTY ENGINEER.
2. DISTURBANCE TO THE BUFFER SHALL BE LIMITED TO THE AREAS DEPICTED ON PAGES 14
OF THE EXHIBIT PREPARED BY ROUDABUSH, GALE & ASSOCIATES, INC., ENTITLED "WPO
STREAM BUFFER IMPACT EXHIBIT BLOCKS 19, 24-25, 32-43" DATED JANUARY 23, 2018, WITH
A REVISION DATE OF DECEMBER 6, 2018.
3. MODIFICATION OF THE "OPEN GREEN SPACE" SHALL BE LIMITED TO THE AREAS DEPICTED
ON PAGES 14 OF THE EXHIBIT PREPARED BY ROUDABUSH, GALE & ASSOCIATES, INC.,
ENTITLED "WPO STREAM BUFFER IMPACT EXHIBIT BLOCKS 19, 24-25, 3243" DATED
JANUARY 23, 2018, WITH A REVISION DATE OF DECEMBER 6, 2018.
6. [14-303(A)] The statement of consent to division needs to include the identification of lots
64 and 66-70 in the plat title, after "... following described land... "

Requested changes; see the comments below:
-Please clarify the need for the new 20' drainage easement. WP0201800077 does not show an
easement in this area.
-The new drainage easement will need an associated deed. The County can draft this after confirmation
of above comment.
