My next door neighbor, Lindsay Eckford, in townhouse 726 Exton Court, has requested to add a 12 x 10
foot porch/sunroom to the back of her unit. As part of her request she has petitioned our Homeowners
Association and the Albemarle County Zoning Board for permission to build 12 feet beyond the present
requirement of a 20 foot setback from property lines.
This extension would be out of character with the other units in this and the adjacent block, and would
interfere with my personal privacy and possibly that of other neighbors.
More importantly, it would set a precedent which would allow much denser building and threaten the
green space and character of our neighborhood. None of the units in this block or the adjacent block
have porches. Other units in the development have porches that comply with the setback requirements.
I do not object to Ms. Eckford building a porch or improving her property, but I do object to building
which would result in our dwelling spaces being much closer together than originally planned in our
development. The exception Ms. Eckford is requesting -- an 8' setback for her porch extension -- would
open the way for others to build as well. I also believe that the back area green space should be protected
for the privacy and natural beauty it provides to all of us,
as well as for the part it plays in effective drainage and absorption.
I am requesting that Ms. Eckford not be permitted to build within the 20 foot setback.
