Organic mulches are preferred -chemical mulches will be accepted following Owner's approval. 5 This narrative describes the erosion and sediment control measures to be emplaced for the renovation of an existing house previously containing an antique shop to office use, associated parking improvements, and landscaping upgrades at IDS Tavern located east of Ivy along US Route 250 in Albemarle County, VA. PROJECT DESCRIPTION The project consists of grading and site work necessary to prepare an area for an addition to the existing building, an upgraded parking lot, and landscaping improvements. The lot is owned by Ivy Road RE, LLC., and currently is a well -maintained grass area with associated walks and a gravel parking area. Total disturbed area associated with this project is approximately 0.57 acres with all treated by use of silt fence. An increase in impervious surface of approximately 0.05 acres is anticipated. Please note that the new addition and patio on the rear of the structure have slightly less square footage of impervious surface than the existing condition. The project should complete in May of 2022. EXISTING SITE CONDITIONS Vegetative Cover - The site is currently a well maintained grass area with a gravel parking lot. Note that undisturbed areas on the rear slopes have heavy forest. Topography - The site drains to an unnamed tributary of Ivy Creek. ADJACENT PROPERTIES To the east a residential lot owned by Ivy Road RE, LLC. To the north is US Route 250. To the west is a residential property. To the south is a forested area. Sheet C-03 of the accompanying plan set provides additional information on the adjoiners. There are no known environmentally sensitive areas within the project. A Tier III groundwater study has been performed for this area. The study concludes that this development will have no adverse effects on groundwater. A copy is attached. Any necessary offsite waste or borrow areas must be approved by the Albemarle County E&SC Administrator prior to their use. SOILS "83, Colvard Fine Sandy Loam, 0 to 2 percent slopes, occasionally flooded" as reported in the Soil Survey for Albemarle County. The soil for Colvard is observed to be hydrologic soil group "A" and the drainage class is "well -drained". The soil is observed to have a minimum depth to bedrock of 80 inches, with permeability ranging from 1.98 in/hour to 5.95 in/hour, while the water storage capacity is "moderate". The soil discussion above is based on reports available from the NRCS Websurvey 2 PERMANENT STABILIZATION Permanent stabilization shall be applied to denuded areas immediately after final grade is achieved on any portion of the site.
