RE: Response Letter #1 for SUB202100202 ABC Block 1 — Easement Plat
Dear John,
Thank you for your review of the easement plat for ABC Block 1. This letter contains responses to
County comments dated December 22, 2021. Our responses are as follows:
1. Sheet 2
a. For clarify, recommend inset details (1" = 40') for 80, 85, 357 ft2 R/W dedication.
b. Provide inset detail for N 22°51'54"E 0.45' boundary segment relative to C 13, Cl.
RESPONSE: The ROW dedication in these portions of the property is to accommodate a curb
and gutter street section, with a planting strip and sidewalk. Because the existing ROW nearly
accommodates this street section, the new boundary line is set 4"-10" behind the existing
boundary line in some areas of the dedication. In addition to the small areas of dedication (80,
85, and 357 SF), the dedication is along 100-200 LF of road frontage that is curvilinear,
resulting in a variable width ROW dedication. Due to these conditions, inset maps of a
meaningful scale would be very large, but would require extraneous sheets; because the new
boundary line would be clearly defined by this plat, we respectfully pose that the inset maps
would not provide additional utility and the needed information is provided in the definition
of the new boundary.
2. Sheet 3: Label C7, C8, and boundary segment S 83°32'23"W, 41.35' for reference.
RESPONSE: Please see the revised sheet — additional references have been added for clarity.
3. Sheet 4
a. Provide inset detail for D14.
RESPONSE: This jog D14 in the easement has been removed.
b. Provide linework to discriminate between public drainage and SWM facility easements;
that is, provide separate SWM facility easements for each underground detention system
sufficient to allow for future maintenance of each system.
RESPONSE: Comment received. Please see the updated drainage/SWM facility easement
plat.

c. Label drainage easement upstream and south of the southernmost detention/SWM facility
`New variable width private drainage easement.'
RESPONSE: Comment received. This label has been added to the easement.
d. Label all remaining drainage easements `new variable width public drainage easement
since remaining drainage easements lie downstream of SWM facilities, and storm pipe
downstream of SWM facilities require public drainage easements.
RESPONSE: Comment received. This label has been added to the easement.
e. Please work with design engineer to evaluate proposed SWM facility width and
private/public drainage easement widths against Albemarle County Design Standard
Manual easement diagram, at ACDSM, �15 (link.

Easement widths may need to increase, based on size -depth of burial of detention
systems, once compared with easement diagram. [Image removed in comment response
letter 12/23/2021].
RESPONSE: Comment received. The easement area for the detention systems have been
widened in accordance with the ACDSM, based on the depth of the detention system.
Please see the revised easements.
f Revise/expand drainage easement line data to accommodate items b.-2., above.
RESPONSE: Please see the revised line data.
g. Revise sheet 4 title to Drainage and SWM facility easement.
RESPONSE: The sheet title has been revised.
