Design Focused Engineering December 23, 2021 Andy Reitelbach County of Albemarle Department of Community Development 401 McIntire Road, North Wing Charlottesville, Virginia 22902 RE: Response Letter #1 for SUB202100202 ABC Block 1 — Easement Plat Dear Andy, Thank you for your review of the easement plat for ABC Block 1. This letter contains responses to County comments dated December 22, 2021. Our responses are as follows: 1. [14-302(B)1] Provide the date of the last revision of the plat on future submittals of this plat. RESPONSE: Comment received. Each revision date will be provided on future submittals of this plat. 2. [14-302(B)5] This property is also located within the Entrance Corridor Overlay District. Add this overlay district to the zoning note on the cover sheet of the plat. RESPONSE: Please see the revised zoning note on the cover sheet, with the addition of the Entrance Corridor. 3. [14-302(A)5] The proposed right-of-way to be dedicated needs to be labelled as "hereby dedicated to the County for public use." RESPONSE: Each ROW dedication has been updated to include this language. Identify whether the proposed drainage and stormwater management easements are private or public. If public, label as "hereby dedicated to public use." RESPONSE: Comment received. The drainage and stormwater management easements have been revised to delineate whether they are public or private. 4. [14-303(D)l Provide additional information on the property proposed to be dedicated in the areas of 80, 85, and 357 square feet. It is unclear what the boundaries of those areas are, and the grey shading does not show up for those three areas. As stated by Engineering below, insets of those areas are recommended. RESPONSE: Please see our response to Engineering. Because the small amount of ROW dedication needed for the proposed street section (new boundary line set at 4"-10" behind the existing boundary line in some areas of dedication) and the length of this dedication reaches up 200 LF, additional inset maps of a legible scale would require extraneous sheets. We believe inset maps of these small areas of dedication are not needed as this new plat clearly defines the new boundary line. 5. [General Comment] Deeds for the easements are required. These deeds will be prepared by the Engineering Division once all plat comments have been satisfactorily addressed and will be required to be recorded along with the easement plat. 912 E.
