Re: SUB202100163 North Pointe — Middle and Northeast, Preliminary Subdivision — Review Comments
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [SP2002-72] Condition # 8. Prior to final site plan approval, on the cover page, provide the following note: " An
approved landscape plan is required prior to the issuance of the 11' CO for any of the dwelling units on any of the
lots abutting Pritchett Lane.
2. [SP2002-72] Condition # 10. Prior to final site plan approval, on the cover page, provide the following note: "An
overlot grading plan must be approved by the County Engineer prior to the issuance of a building permit for a new
residence on any subdivision lot less than 15, 000 SF in size."
3. [ZMA2013-7 Proffer 8.2(e)] Affordable Housing. Prior to final site plan approval, on the cover page provide a chart
that provides a running total of the number and percentage of affordable units previously provided and proposed to
be provided by the subdivision plat. Include the affordable carriage house units proposed within the count.
4. [14-302.A.14] Open Space. Prior to final site plan approval, label ownership and acreage of each open space area.
Prior to final subdivision plat approval, a covenants and restriction document shall be approved by the County
Attorney's office which includes maintenance of open space areas and amenities.
5. [14-302.B.5] Zoning. Edit preliminary plat to include within the zoning district notes that the property includes
Airport Impact Area overlay.
Airport Impact Area Overlay has been added to the Zoning District notes
6. [SP2002-72] Condition #11. Prior to final site plan approval: on the cover page, provide a note that verifies each
lot meets the following special use permit condition: "All residential uses shall be served bygravity sanitary sewers,
however, basements may be served by grinder pumps."
12. [14-302.A.3] Edit preliminary plat: update street labels so that they identify roads as private or public. Prior to final
plat approval: identify the recorded instrument that dedicated the right-of-way for the public streets within this
block.

13. [14-302.A.4 and 14-302.A.5] Prior to final site plan approval: please update all easement labels so that they
identify existing or proposed easements as public or private; include blanks for recorded instrument numbers.

14. [14-302.B.9] Floodplain. Edit preliminary plat: on the cover sheet, indicate whether any of the properties are
located within the Flood Hazard Overlay District; determination source is already identified.
"No proposed properties are located within the Flood Hazard Overlay District" notation has been added to
the cover sheet
15. [14-302.13.10] Edit preliminary plat: show the location of any Water Protection Ordinance (WPO) stream buffers
on all applicable sheets.
a. Add the following note to the cover sheet: "The stream buffer(s) shown hereon shall be managed in
accordance with the Albemarle County Water Protection Ordinance."
The requested notation has been added to the cover sheet and the WPO stream buffers, per County
GIS, have been added the preliminary plat.
