This letter is to approve as a Letter of Revision to the above referenced site plan, and shown on
the attached site plan change and further described in the request letter dated 12/22/2010
specifically for the reconstruction of the Taco Bell building, the relocation of the dumpster, the
alteration to the parking for a total of 35 parking spaces on parcel 104B4,new lighting fixtures
and pole locations, and some new landscaping. This is the 1st Letter of Revision for this site. A
total of three (3) Letters of Revision are allowed before all changes to the plan are required to be
submitted in the form of a site plan amendment.

On Saturday, December 4, 2010, the existing Taco Bell at 82o Gardens Blvd. had a fire. The Owner is
proposing a new Taco Bell on the existing property on the same building pad. The existing burned
structure will be demolished to make room for the new Taco Bell. The new building will follow the
prototypical design of corporate Taco Bell units, but will be modified to incorporate some of the
Charlottesville Entrance Corridor Design Guidelines.
The Site Plan has been modified per the changes noted below:
*I The existing 2,625 sq.ft.Taco Bell(per original plans dated November 20,1989)is being replaced
by a new 2,675 sq. ft. Taco Bell. The front facade will be located at the existing front façade
location approximately 75 feet from Route 29. New concrete sidewalks will be constructed for
access to the new entrance doors and the rear service door. Any existing concrete curbs that were
damaged during the fire will be replaced with new curbing. The drive-thru curbing adjacent to
the proposed drive-thru side of the building will be replaced to accommodate traffic movement
and a new concrete pad will be constructed at the drive-thru window. There is an existing curb at
the entrance to the by-pass lane that will be reconfigured to allow for easier traffic maneuvering at
the rear of the site.
- The existing dumpster will be demolished and a new double dumpster will be constructed. This
dumpster will be constructed of split-face CMU with metal gates. It will be painted to match the
main building facade color.
- There are currently 36 on-site parking stalls,with 15 shared parking stalls and 23 off-site shared
parking stalls per easement. With the relocation of the new dumpster and the restriping of the
parking spaces to the south of the building, there will be 35 on-site parking stalls,with 12 shared
parking stalls and 23 off-site shared parking stalls. Thirty-four(34)spaces are required per code.
15(- New landscaping will be provided around the new Taco Bell building and is noted on the plans.
Existing landscaping unaffected by the fire,including the perimeter landscaping shall remain. An
irrigation system will be installed for the entire site. A new Taco Bell menuboard and clearance
bar will be installed.
....4(..._- The existing site light fixtures and poles will be removed and new fixtures and poles will be
installed in the same location along with one (1) additional pole as noted on the enclosed site
lighting photometric plan.
- Taco Bell will be installing a new grease trap and sanitary sewer line from the grease trap to the
building. Patching of the asphalt parking and drive aisle will be necessary.
- Existing monument sign to remain as is. The existing directional signs will be replaced and new
building signage will be installed.
- The remaining site amenities will remain undisturbed.
