Project: Belvedere Phase 513 Road and Drainage Plan
Dear,
The plans have been revised to address the comments in accordance with the following:
1. Taper change in Fowler Street cannot approved as shown. Change in roadway widths in
midsection might be addressed by parking bump -out prior to intersection with proposed Miranda
Crossing, per Appendix A(1).
Response: The taper change in Fowler Street has been removed and a parking bump -out has
been added.
2. Temporary turn -around or cul-de-sac's are required per Road Design Manual Appendix B,
page B(1)-25. See details for minimum lengths.
Response: A temporary turn -around has been added to Fowler Street and Miranda Crossing per
Road Design Manual Appendix B.
3. Please show/note on the plan the location or structure the proposed CD's and UD's will be
attached or day lighted for drainage. Please see UD's and CD"s in the Road & Bridge Standards,
Section 108.
Response: A note has been added stating all cross drains and underdrains will be attached to the
closest storm manhole downhill.
4. Curve C2 on Fowler Street is less than 200' and should be adjusted accordingly.
Response: Curve C2 has been fixed to be a 200' radius.
5. Please add a note that the water line should be placed in the center of the travel way and not
within the proposed wheel path.

Response: A note has been added stating the water line shall be placed in the center of the travel
way and not within the proposed wheel path.
6. Stubouts must be signed per the SSAR concerning potential/eventual street extension.
Response: A "Street Extension Sign" has been added to the plan for Fowler Street and Miranda
Crossing.
7. Please add a note the WP-2 detail shall be utilized for the extension of Fowler Street
connection.
Response: A note has been added stating the WP-2 detail shall be utilized for the extension for
Fowler Street.
8. Please show the mail boxes & cluster box units per RDM Appendix B(1)-56 .
Response: A cluster box unit has been added to the front of Belvedere Phase 5B by the parking
bump -out.
9. Please review the proposed grading. Areas appear to be partially complete or do not appear to
address proposed structures. Proposed grading should be for this proposed project only.
Response: The proposed grading by lot 48 has been fixed. The proposed grading for future
Dunlora Phase 1 has been removed.
IO.Note that the final plan must show conformance with the VDOT Road Design Manual
Appendices B(1) and F, as well as any other applicable standards, regulations or other
requirements.
Response: Acknowledged.
11.Please provide a comment response letter with each submission after the initial.
Response: Acknowledged.
