RE: SUB202100194 Pantops Shopping Center — Easement Plat

Below are comments in response to the revision letter dated December 27, 2021.
Planning (Andrew Reitelbach):
1. [14-302(B)1] Provide the date of the last revision of the plat on future submittals of this plat.
Response: Revision date has been added to each sheet of the plat.
2. [14-302(A)5] Identify if the drainage easement and access easement are `hew." Also, any proposed
public easements need to be labelled as "dedicated to public use."
Response: Labels have been added to sheet 2 of the plat
3. [14-302(B)5] The applicable zoning overlay districts need to be added to the zoning note on the cover
sheet for these three parcels. The applicable ZMAs for parcels 17D and 17G2 also need to be added tc
the zoning note.
Response: Applicable zoning overlay districts and ZMA information have been added to notes
5,6, & 7 on sheet 1 of the plat
4. [14-302(B)10] Provide the following note on the cover sheet of the plat: "The stream buffer(s) shown
hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance
(WPO)
In addition, show this WO buffer on all applicable sheets of the plat.
Response: note 9 has been added to sheet 1 and the WPO has been added to sheet 2 of the plat.
5. [14-303(D)] The acreage or square footage of the proposed easements needs to be provided on the plat.
Response: Square footage of new easements has been added to the easement tags on sheet 2 of the
plat.
6. [14-303(0)] A signature panel needs to be provided on the plat for the Agent for the Board of
Supervisors to approve the plat when it is ready.
Response: signature panel has been provided on sheet 1 of the plat
7. [General Comment] Deeds for the easements are required. These deeds will be prepared by the
Engineering Division and will be required to be recorded along with the easement plat.

Comments dated November 23, 2021
1. The SWM facility easement names should be consistent. Why are there 2? See below:

Response: The labels have been revised on sheet 2 of the plat.
2. Please consult with the engineer to ensure the easement widths are sufficient per the design
standards manual, page 15. There should be a 10' landing for the SWM facility:

3. Please show the WPO buffer.
Response: the WPO has been shown on sheet 2 of the plat
4. Is what is shown below an existing or proposed easement? If existing, please show the DB & PG.

Response: Labels have been revised to reflect public easement.
6. SWM facility and drainage easements will need associated deeds. Engienering will provide these
deeds when the plat is ready for final signature.
