The floodway is the portion of the floodplain that includes the channel of a river or other watercourse and the adjacent land area that must be reserved in order to discharge the base flood without cumulatively increasing the water -surface elevation by more than a designated height. The FIRM is used to help the community with floodplain management. Timmons Group is applying for a Letter of Map Revision (LOMR) from the Federal Emergency Management Agency (DHS-FEMA) on behalf of Woolen Mills LLC to revise FIRM 51003CO289D for Albemarle County, VA along Moores Creek. Timmons Group is proposing to revise the FIRM to reflect the as -built condition of a new pedestrian bridge crossing Moores Creek and changes in grade along the left overbank. Albemarle County Community Development, in accordance with National Flood Insurance Program regulation 65.7(b)(1), hereby gives notice of the County's intent to revise the 1% annual chance (100-year) floodway, generally located between the confluence with the Rivanna River and the crossing of Moores Creek Lane. Specifically, the floodway shall be revised from a point approximately 1,020 feet upstream of the confluence with the Rivanna River to a point approximately 180 feet downstream of Sewage Road (aka Moores Creek Lane). As a result of the LOMR, the floodway shall widen and narrow within the area of revision. The LOMR will also result in: 1. Widening and narrowing of the 1% annual chance floodplain. This letter is to inform you of flood hazard revisions on your property at 1164 Moores Creek Lane, Charlottesville, VA 22902 Maps and detailed analysis of the flood hazard revision can be reviewed at the Albemarle County Office Building at 401 McIntire Road, North Wing, Charlottesville, VA 22902. If you have any questions or concerns about the proposed changes to the FIRM or its affect on your property, you may contact Frank Pohl of Albemarle County Engineer, at (434) 296-5832 ext.7914 from January 2, 2022 to February 2, 2022 Sincerely, Frank V.
