Below are our responses to the remaining comments on the road plans. Planning (Ben Holt): 1. Comment previously addressed. 2. Comment previously addressed. 3. Comment previously addressed. 4. Comment previously addressed. 5. Comment acknowledged, the deed book/page info will be added to the site plan once the Greenway has been recorded. 6. Deed book and page references have been added to the utility, drainage, and SWM easements labels on Sheet 4. The contours displayed on Sheet 4 are from the Pleasant Green Phase 2 road plan. Additional topo labels have been provided; no walls are proposed with Phase 2A. 8. Comment acknowledged. Engineering (Emily Cox): 1. This comment is acknowledged. The Phase II Road plans will be approved prior to the site plan being approved. 2. The note on the topography has been updated, and has been field verified in December 2021. 3. The level spreader has been removed from sheet 3, as it has not been installed yet. The SWM and drainage easements have been added to the plans with the DB/OG information. 4. The double floodplain lines are on either side of the stream, and on either side of Rambling Brook Lane. When Rambling Brook Lane is installed, it bisects the floodplain and creates floodplains on either side of the roadway, as the top of the roadway is outside of the floodplain. 5. The existing preserved slopes was labeled on Sheet 2 and the label has been moved so it shows up better. 6. An additional cleanout has been added on the roof drain line. The yard drain system is a 12" drainline, as required by Albemarle County. Engineering on past projects, including Avon Park II, allows 8" roof drain lines when there are no yard drains attached to the system. The proposed 8" drain line on this project is tied directly to the roof drains and is allowed to be an 8" drain line. 7. The yard drain design information has been added to sheet 4, as requested. The calculations for this system are part of the Phase II road plans and shown on sheets 19 and 20. The sanitary sewer profile in the rear of these lots shows the 12" drain line crossing to ensure there are no conflicts between the sanitary sewer and drain line, see sheet 15 of the road plans. 8. The SO' easement is sufficient for work on the drain line. The drainline is between 2' and 3' deep and only needs a small tract hoe for maintenance or replacement. In addition, the line is adjacent to the 20' sanitary sewer easement allowing for extra room for maintenance as well. Typically, 10' private drainage easements are all that is required for private drain lines. 9. Spot shots have been added to the plan to ensure positive drainage away from the rear of the homes. 10. A note has been added showing where the roof drains tie into the storm sewer system. 11. Tree trees have been located at least 5' from storm pipes E911 (Elise Kiewra): 1. Landscaping note pertaining to intersection sight lines has been added to Note #4 on the landscaping sheet, Sheet 7. 2. Commend acknowledged. 3.
