The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-303(A)] Statement of consent to division. In the statement of consent to division, it looks like the language describing the land does not capture all the parts of the plat title. Please review and revise accordingly. Rev. 1: Comment addressed. 2. [14-303(D)] Acreage. In Area Tabulation section, it appears that what is shown as a minus sign should be a plus sign. This may just be an error caused by the resolution of the document. If so, please revise the document such that the plus sign is visible. Rev. 1: Comment addressed. 3. [14-303(0-P)] Signature and Notary panels. The plat proposes easements on the neighboring property, TMP 58A2- 20A. In which case, the owner of TMP 58A2-20A (5 Guys without Fries Too LLC) will need to sign this plat as well. Please revise the plat to include a signature and notary panel for the aforementioned property owner. Rev. 1: Comment addressed. 4. [Comment] In Note 1 "Property & Zoning Information", it looks like there might be a clerical error in the information for TMP 58A2-20. Staff believe 'Zonee" was meant to be "Area". Rev. 1: Comment addressed. 5. [Comment] Consider expanding the private access easement (for TMP 58A2-20A) to include parking spaces if they are planned to be shared between properties. Rev. 1: Comment addressed. 6. [Comment] Reminder that revised plats must include the original date of drawing and the revision date(s) of each subsequent version of the plat. Rev. 2: Comment still valid. Additional comments based on revised plat dated December 8, 2021: 7. [14-302(A)(15)] With the addition of an off -site easement, please add the name and address for the owner(s) of record for TMP 58A2-20A, 5 Guys Without Fries Too LLC. Rev. 2: Comment addressed. [Comment] Generally, the County will be looking for consistency between all plans associated with this development, even though individual approvals are sequenced. Please ensure that all of the initial plans/plats are coordinated and comprehensive of the aspects required to allow the expedient approval of the final site plan. The WPO plan will need to be approved prior to plat approval. 5. Note: Engineering will draft SWM deed of dedication once all plat comments are addressed. This will be sent to the owner. 6. The WPO plans call for an easement to protect forest/open space. Please show this "SWM FOREST AN D OPEN SPACE EASEMENT' with this plat.
