• Applicant(Scott Collins) presentation:
o Entrance is a challenge with this parcel; others have tried to make this site work in the
past and not had success; shared entrance seems like feasible option
o Topography another challenge, with a 60-foot or so change in elevation on the site
o Thinking about Fashion Square Mall in the future and its redevelopment potential and
balancing that with current needs
o Building is fronting the future Rio29 SAP Avenue instead of fronting Route 29
• Is Phase 1 of the proposal at the same level as the bank?
o App: yes at same level
• The retaining wall seemed like the biggest ARB issue, how will it be addressed?
o App: will only be 6 feet tall
• How many stories will the building be?
o App: 1.5 stories
• What will the use be?
o App: mattress store
• Can it easily be converted to another use?
o App: the design of the footers would allow future stories to be added to the building in
the future, allowing it to be mixed-use and go vertical
• Is parking under the building an option?
o App: not yet, since we are limited to 10 spaces by the Zoning Ordinance; parking deck
with some tuck under may be possible in the future if the building goes vertical
• The bank next door is Jeffersonian brick design, will this building have the same Jeffersonian
brick look?
o App: No, it will have a different look.The bank is older and over time the architecture
has changed on Rt 29; new ACME building is a good example that has been well-
received
• I supported the SAP hub design with buildings stepping down as they move toward existing
residential neighborhoods; SAP is supposed to get away from piecemeal development all up and
down Route 29, how is this meeting that?
o Nancy: we don't have FBC yet, so the rules and regulations of this kind of development
are not in place yet
o Bruce Dotson: this development is not in the core (hub) area of the SAP,the SAP is a 30-
40 plan and will be in phased development; this development is also phased with a
possible more mixed-use design in the future
