Re: SUB202100201 Dunlora Farm Subdivision Two -Lot Division - Review Comments
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [13-302 (A)(3)] Please see attached Engineering Division comments. If the Belvedere Phase 5A plat is approved
and recorded prior to this application, please update the labels for the adjacent lots and streets in Belvedere Phase
5A so that the TMP numbers and deed book and page of the recorded plat are listed in the labels.
2. [14-302 (13)(1)] Please add a date of last revision.
3. [14-400,14-403, and 14-312] Please show the location of existing dwellings on Sheet V2. In order to satisfy
minimum lot requirements, an existing dwelling must be located on Lot A and the residue of TMP 62-16A. If an
existing dwelling will not be located on both lots, then this two -lot division does not appear to meet the lot
frontage requirements of Section 14-403 because the proposed public streets in Belvedere Phase 5A have not yet
been dedicated as public right-of-way.
a. If the applicant can provide documentation that the Dunlora Farm Access Road 50' easement was
approved by Albemarle County as an official private street, then this comment may be satisfied.
