Re: SUB202100201 Dunlora Farm Subdivision Two -Lot Division - Review Comments
Dear Cameron,
We have received the comments for the above referenced project dated January 13, 2022.
Below are responses to the comment letter:
1. [13-302 (A)(3)] Please see attached Engineering Division comments. If the Belvedere Phase 5A
plat is approved and recorded prior to this application, please update the labels for the adjacent
lots and streets in Belvedere Phase 5A so that the TMP numbers and deed book and page of the
recorded plat are listed in the labels.
Response: I do not anticipate it being approved and recorded first so I have removed those
lot and right of way lines from the plat. The current tax map parcel and owner are shown.
2. [14-302 (13)(1)] Please add a date of last revision.
Response: Revision date added.
3. [34-400, 14-403, and 14-312] Please show the location of existing dwellings on Sheet V2. In order to
satisfy minimum lot requirements, an existing dwelling must be located on Lot A and the residue of TMP
62-16A. If an existing dwelling will not be located on both lots, then this two -lot division does not appear
to meet the lot frontage requirements of Section 14-403 because the proposed public streets in Belvedere
Phase 5A have not yet been dedicated as public right-of-way.
a. If the applicant can provide documentation that the Dunlora Farm Access Road 50' easement was
approved by Albemarle County as an official private street, then this comment may be satisfied.
Response: Existing dwellings shown. Boundary line was adjusted to work around the
houses. Dunlora Farm Road was created with the Dunlora subdivision and approved by the
County at that time. I've attached a copy of the record plat and road maintenance
agreement that was established at the same time.
We trust that our responses fully address the comments we have received. Please let me know
if any further action is needed to address these items.
