HomeMy WebLinkAboutSUB199300105 Study 1993-10-01 PLANNERS NOTES REDFIELDS PHASE 2A History: (ZMA-89-18) - Redfields Development - On January 17, 1990, the Board of Supervisors approved a request to rezone 276 acres from R-1 to PRD, Planned Residential Development with a maximum of 656 lots. (SUB-90-180) - Redfields Preliminary Plat - On November 13 , 1990, the Planning Commission approved a proposal to create 34 single family detached lots. On April 29, 1991, the Planning Department administratively signed a plat creating 35 lots on Phase 1-A. (SUB-91-07) - Redfields Development Corporation - On November 20, 1991, the Board of Supervisors approved a request to rezone 1. 1 acres from RA to PRD, 7 . 75 acres from PRD to RA, Rural Areas and R-1, Residential, 0. 76 acres from R-1 to PRD, Planned Residential Development. This proposal was shown during that review. (SUB-93-153) - Redfields Phase 1-B Final Plat - On May 19 , 1992 , the Planning Department administratively approved a proposal to create 42 lots. Comprehensive Plan Recommendations: Low density (1-4 units/acre) in Neighborhood 5. School Impact Cale Elementary School 6 Students Walton Middle School 3 Students Albemarle High School 5 Students Total 14 Environmental Conditions: Soils in this area consist of Albemarle fine sandy loam, Albemarle very stony fine sandy loam, Ashe loam, Catocin very stony silt loam, Chester loam, Culpeper fine sandy loam, Fauquier silt loam, Fluvanna silt loam, Hayesville loam, Hazel loam, Louisburg sandy loam and Meadowville loam. This site has been partially cleared of vegetation in previous years. There is an intermittent tributary to Moores Creek along the eastern edge of the parcel. Moores Creek roughly follows the railroad tracks at the Northern tip of the parcel. The Water Resource Protection Area Ordinance applies only to the main stem of Moores Creek along the parcels northern edge. Utilities; Fire Protection This property is located within the Service Authority Jurisdictional Area for water and sewer. Required fireflow is 1, 000 gallons per minute at 20 psi. There is a twelve inch water line on-site. There is a eight inch sewerline located on-site fireflow at the existing hydrant is gallons per minute at 20 psi and is located . Stormwater Detention/Runoff Control . Department of Engineering approval required and existing pond may require upgrade to serve this proposal .
