Dear Mr. Hughes:
I am responding to your request dated January 3 , 1994 .
In lieu of the scale requirement under 18 . 55 of the Subdivision
Ordinance, I can allow modification of type size to less than
pica subject to compliance with the Virginia State Library Board
Standards. I am granting this modification in accordance with
Section 18 . 10 .d. of the Subdivision Ordinance. A modification in
scale is not necessary as the ordinance allows 1" = 100 ' .

Dear Wayne,
The purpose of this letter is to formally request your acceptance of the Phase 2-A subdivision plat as
drawn (1"=60').
Don Franco, PE, Engineering Department,has brought to my attention that the scale of the plat as
submitted by this office does not meet the scale requirements as indicated in your memo, Scale of
Drawings, dated August 12, 1993 and circulate to local consultants. Also the plat lettering height
when reduced will be less than pica (10cpi). This plat was prepared in accordance with the layout,
scale and lettering used in the previous Redfields Phases 1-A, 1-B and 1-C. These phases have been
approved the county and recorded among the land records in the Clerk's Office of the Circuit Court
of Albemarle County. I believe that the Phase 2-A plat when reduced to 11"x17" will be acceptable
for your files. I have advised my staff to be aware of the reduction requirements used by your
department and in the future made the necessary enlarging of the text to insure the final text height.
As per our recent telephone conversation I am enclosing a copy of the Standards for Plats prepared
by the Virginia State Library Board for you information.
I trust the above explanation adequately addresses your concerns. If you have any questions

STANDARDS FOR PLATS
S 1 . Statement of Applicability:
These standards shall apply to all plats and maps
submitted for recordation in the circuit courts of the
Commonwealth.
S 2. Recording Medium:

Documents size shall be between 8 1/2 x 11 and 18 x
24 incjs , and the scale shall be appropriate to the size
of the paper . Original plats shall be inscribed on
either translucent or opaque paper , polyester or linen .
The background quality for opaque paper shall be
uniformly white, smooth in finish, unglazed , and free of
visible watermarks or background logos . Only the
original or a first generation unreduced black line copy
of the original plat drawing, which meets the quality
2 /4 inscription standards noted below and has the stamp and
t original signature of the preparer , shall be submitted
for recordation .
tg S 3 . Quality Inscription Standards:
Color of original inscription shall be black and be
solid, uniform, dense , sharp, and unglazed . Signatures
shall be in dark blue or black ink. Lettering shall be
- no less than 1 / 10 inch or 2 . 54 mm. in height . Lettering

drawings shall be no less than .050 inches and for ink

must be either wet ink or control pencil but not a
combination thereof. Good drafting practices shall be
followed when eliminating ghost lines and when doing
erasures , and all shading and sereeni Z shall be
eliminated over written data . Inscriptions shall meet
standards established herein, and Line Conventions and
Lettering (ANSI Y14 . 2M-1979) , Drawing Sheet Size and
Format (ANSI Y14. 1- 1975) , and Modern Drafting Techniques
for Quality Microreproduction (NMA Reference Series No . 3 )
shall be consulted as guidelines .
S 4. Format for Copies :
�-- Margins shall be at least 1 /4 inch on all sides , and
3 inscriptions are to be made on only one side of the
iT-7 paper . All drawings shall have centering marks on each
side. Match lines or grid tics delineating 8 1 /2 x 11
inch sections shall be inscribed on all plats larger than
8 1 /2 x 11 inches . Continuation sheets of multi -shee

S 5 . Recording Standards :
Recordation inscriptions shall be by clerk ' s printed
certificate, stamping, typing or handwriting and shall
conform to the quality inscription standards noted above .

S 6. Exclusion:
A first generation copy of an original plat drawing
dated prior to the adoption of these standards shall be
admitted to record.
S 7. Note:
Where a plat is submitted as part of an instrument ,
these plat standards shall apply to such plat .

These standards become effective January 1 , 1986 .

RE: SCALE OF DRAWINGS
The Subdivision Ordinance requires preliminary and final plats to
be drawn to a scale of one inch equals one hundred feet. The
site development plan regulations of the Zoning Ordinance require
preliminary and final site development plans to be drawn to a
scale of one inch equals twenty feet. Application plans for
planned developments and proffered rezoning plans should be drawn
to a scale comparable to that required for subdivisions or site
plans.
In each case, I am authorized to accept plans/plats drawn to
another scale. Please be advised that alternative scale plans
will only be accepted if:
a) request is made prior to drawing of such plan; and
b) all members of the Site Review Committee agree to such
alternative scale.
