L.L.C., a Virginia limited liability company, the Grantor; and SANDAV, LLC, a Virginia limited liability company, the Grantee, whose address is P. 0. Box 7463, Charlottesville, VA 22906; WITNESSETH: WHEREAS, Grantor is the owner of that certain tract or parcel of land located in Albemarle County, Virginia, shown on the attached Plat as "TM 78-Par. 9", and Grantee is the owner of that certain adjacent tract or parcel of land shown on the attached Plat as "TMP 78-9A"; and WHEREAS, Grantor and Grantee desire to adjust the mutual boundary line between their properties as shown on the attached Plat entitled 'Plat Showing Boundary Adjustment of "fax Map 78 Parcels 9 & 9A, Rivanna District, Albemarle County, Virginia" dated February 16, 2006, last revised November 9, 2006, prepared by Dominion Development Resources, LLC (the 'Plat"), which Plat is attached hereto and by this reference incorporated herein; NOW, THEREFORE, in consideration of One Dollar ($1.00) and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the Grantor does hereby GRANT and CONVEY with GENERAL WARRANTY and ENGLISH COVENANTS OF TITLE unto SANDAV, LLC, a Virginia limited liability company, the following described property (the 'Property"): All that certain lot or parcel of land, with improvements thereon and appurtenances thereunto pertaining, consisting of 0.064 acre, more or less, and situated in the County of Albemarle, Virginia, designated as "Area X" on the Plat. This conveyance is subject to easements, conditions, restrictions and reservations contained in duly recorded deeds, plats, and other recorded instruments, if any, constituting constructive notice in the chain of title to the Property, which have not expired by a limitation of time contained therein or have not otherwise become ineffective, there being no intent by this deed to reimpose any such easement, condition, restriction or reservation.
