THIS AGREEMENT AND DEED OF BOUNDARY LINE ADJUSTMENT dated
this 281h day of February, 2007, by and between ALBEMARLE HOTEL. L.L.C., a Virginia
limited liability company, the Grantor; and SANDAV, LLC, a Virginia limited liability
company, the Grantee, whose address is P. 0. Box 7463, Charlottesville, VA 22906;
WITNESSETH:
WHEREAS, Grantor is the owner of that certain tract or parcel of land located in
Albemarle County, Virginia, shown on the attached Plat as "TM 78-Par. 9", and Grantee is the
owner of that certain adjacent tract or parcel of land shown on the attached Plat as "TMP 78-9A";
and
WHEREAS, Grantor and Grantee desire to adjust the mutual boundary line between their
properties as shown on the attached Plat entitled 'Plat Showing Boundary Adjustment of "fax
Map 78 Parcels 9 & 9A, Rivanna District, Albemarle County, Virginia" dated February 16, 2006,
last revised November 9, 2006, prepared by Dominion Development Resources, LLC (the
'Plat"), which Plat is attached hereto and by this reference incorporated herein;
NOW, THEREFORE, in consideration of One Dollar ($1.00) and other good and
valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the
Grantor does hereby GRANT and CONVEY with GENERAL WARRANTY and ENGLISH
COVENANTS OF TITLE unto SANDAV, LLC, a Virginia limited liability company, the
following described property (the 'Property"):
All that certain lot or parcel of land, with improvements thereon and
appurtenances thereunto pertaining, consisting of 0.064 acre, more or less, and
situated in the County of Albemarle, Virginia, designated as "Area X" on the Plat.
BEING a portion of the same property conveyed to Albemarle Hotel, L.L.C., by
deed of Albemarle Hotel Limited Partnership dated July I, 2002, and recorded in
the Clerk's Office of the Circuit Court of Albemarle County, Virginia, in Deed
Book 2224, page 249.
"Area X" herein conveyed shall be combined with Grantee's existing adjacent tract or
parcel of land shown on the Plat as "TMP 78-9A".
This conveyance is subject to easements, conditions, restrictions and reservations
contained in duly recorded deeds, plats, and other recorded instruments, if any, constituting
constructive notice in the chain of title to the Property, which have not expired by a limitation of
time contained therein or have not otherwise become ineffective, there being no intent by this
deed to reimpose any such easement, condition, restriction or reservation.
IN WITNESS WHEREOF, Albemarle Hotel, L.L.C., a Virginia limited liability
company, has caused this instrument to be executed on its behalf by its manager.

THIS CERTIFICATE made as of the 8th day of May, 2012, by HURT INVESTMENT
COMPANY, a Virginia corporation (the "Owner', to be indexed as "Grantor";
WITNESSETH:
WHEREAS, Hurt Investment Company, a Virginia corporation, is the owner of that certain
tract or parcel of land which is the subject ofthe attached plat of Dominion Development Resources,
LLC, dated July 6, 2009, last revised May 7, 2012 (the "Redivision Plat') entitled "Subdivision Plat
IMP 78-11 Hurt Investment Company DB 3657-PG 580 Rivanna District -Albemarle County,
Virginia", attached to and recorded with this Certificate; and
WHEREAS, the Owner desires to divide said tract or parcel of land into three new parcels of
Land, shown on said Redivision Plat as Lot A, containing 0.845 acres, more or less ("Lot A"), Lot B,
containing 0.742 acres, more or less ("Lot B"), and the "Residue of IMP 78-11", containing 4.811
acres, more or less (the "Residue Parcel').
The attached Redivision Plat is made with the free consent and in accordance with the desire
of the undersigned Owner, which is the owner of the real property shown and described on the
attached Redivision Plat.
