Re: Site Plan Technical Review Comments
Redfields Phase 2A Final Plat
This purpose of this memo is to address your comments on the final plat for Phase 2A of
Redfields subdivision. Our responses are as follows:
1. Phase 5 of Redfields is now open space and currently has no
zoning for future development. There are no immediate plans for
such development. However, if the developer chooses to rezone
this portion at some point in the future, the pump station will have
enough residual capacity to adequately serve any allowable
development.
2. Our analysis indicates that the pump station is appropriately
located to serve Phase 5.

Phase 2-A Comments
This memorandum serves to address in detail the comments received from the site review
committee. As you know, some of the comments require a notational response rather than a
change to the documents themselves. The following responses to the requested items are
arranged numerically an correspond to your comments of August 31, 1993.
1. I have discussed this with our surveyor, Kirk Hughes. He has indicated
that all previous plats submitted have been under the same format.
To change the format would require a significant time commitment.
Please indicate the reason for alteration and if it is absolutely
necessary, otherwise please accept the plat scale as presently
submitted.
2. So noted on sheet 6 of 25.

5. It is our understanding that the developer intends to complete the
stormwater detention facility (as partially bonded during Phase 1-B)
prior to the commencement of construction of Phase 2-A.

Re: Redfields
Phase 2-A Comments
This memorandum serves to address in detail the comments received from the site review
committee. As you know, most of the comments require a notational response rather than a
change to the documents themselves. The following responses to the requested items are
arranged numerically and correspond to your comments of September 1, 1993.
1. The developer understands and intends to fully comply with this
requirement. Final plans for the Recreation center were submitted
with the September 13, 1993 site review deadline.
2. The specified easement requirement was lifted when Redfields
Development Corp. sold Dr. Stevenson the 100' strip between
Wintergreen Farm and Redfields Development.
3. Currently,no land disturbing activity is planned for the areas behind
Lots 20- 30. The developer retains the right to apply for a rezoning to
allow development of Phase Five (while remaining within the required
25% open space). At this time, Fieldstone road may be extend for
access. If this occurs,grading behind Lots 20- 30 may be required. At
that time, all erosion and sediment control and engineering
requirements, including replanting of the disturbed area will be
honored.
