Attached is the overall density mapping for the Pleasant Green project, as discussed. Based on the
attached mapping and calculations below, the overall allowable density is 247 dwelling units.
Let me know if you have any questions on the analysis. Also, we already submitted the Phase III
initial site plan/preliminary plat taking the overall unit count up to 245 units. We will probably need
to update it to pick up the final 2 units (provided you agree with the analysis below) for a total of 247
units within the Pleasant Green Development.

1. Pleasant Green — Phase I: 13.486 acres
2. TMP 56A1-01-25: 1,849 acres
3. TMP 55C-03—A: 16.278 acres
4. TMP 56A1-01-26: 4.74 acres
5. TMP56A1-01-30A: 0.504 acres (Subject to SP2019-002 requirements with density)
6. TMP 55C-03—A1: 0.70 acres (Subject to SP2019-002 requirements with density)
7. TMP56-7: 3.911 acres
Total Gross Acreage: 41.468 acres
Net Area:
1. Pleasant Green — Phase I: 13.486 acres
2. TMP 56A1-01-25: 1.849 acres
3. TMP 55C-03—A: 16.278 acres
4. TMP 56A1-01-26: 4.74 acres
5. TMP56A1-01-30A: 0.19 acres (Subject to SP2019-002 requirements with density)
6. TMP 55C-03—A1: 0.70 acres (Subject to SP2019-002 requirements with density)
7. TMP56-7: 3.911 acres
Total Net Acreage: 41.17S acres
Total Allowable Density (based on Net Acreage): 41.175 x 6 units/acre = 247 dwelling units
