Dear Mr. Missel:
The following recent submittals regarding the above referenced project have been reviewed:
a. 10/27/93 Redfields Phase 2A Final Plat & Road Plans
b. 12/08/93 Memorandum - Redfields Pond
c. 12/15/93 Transmittal - County Standard Maintenance Agreement& Proof of Recordation
d. 12/16/93 Memorandum - Phase 2A Stormwater Detention & Management
The following comments regarding this information are offered as they relate to the conditions
of final approval as outlined in my memorandum (12/15/93) to Yolanda Hipski:
1. Grading and Drainage Plan Approval -
Previously approved drainage calculations (approved 12/12/90) do not appear to include
computations or design information for the ditches receiving stormwater discharge from
drainage structures 1, 25, and 7. The following items and conditions must be
satisfactorily addressed:
la. Provide ditch sections.
lb. Provide additional topographic information for the area south of the
lc. Provide adequate ditch calculations for each receiving channel.
ld. Provide 20' permanent drainage easements along these ditches. The permanent
drainage easement should begin at the outfall, or terminus of other drainage
easements, and end at a natural water course.

2. Stormwater Detention -
2a. Delineate which portions of Phase 2a are controlled and which are uncontrolled
by the stormwater detention structure.
2b. Submit plans and adequate channel computations for offsite channels receiving
stormwater discharges. This information is specifically required in order to
ensure that increased runoff generated on site which is not controlled by the
stormwater detention pond does not negatively impact adjacent properties.
3. County Standard Maintenance Agreement - satisfied.
4. Erosion Control Plan Approval - required prior to final plat approval.
5. VDOT Approval - satisfied.
6. Road Bonding - required prior to final plat signature.
