October 14, 1993 Memorandum To: Mr. Wayne Cilimberg Albemarle County Planning Department From: Mr. Fred Missel, ASLA The Cox Company — Re: Redfields Phase 2-A Request for Plat Scale Modification This memorandum serves as a request to allow a minor modification to the scale and sheet size of the Redfields Phase 2-A Final Plat and Site 6 4s- Improvement Drawings. �,,r- � As you are aware, the required scale is 1"=100' for plats and 1"=20' for a Y rc _�'0)1 Subdivision Plans as indicated by Section 18-45 of the Subdivision Ordinance. The submitted drawings for Phase 2-A at Redfields are at 1 "=60' and 1"=30' respectively. We are requesting that, at a minimum, Phase 2-A and Phase 2-B (pending) be approved using this modified scale for the following reasons. 1. All previous plans to date including Phase 1-A, 1-B, 1-C, and Recreation Center have been drawn at 1"=30 and 1"=60'. The acceptance of these plans has set a precedent within our office for drawing production. This is the firsttime the issue of scale and size has been raised or commented on by the County. 2. The Improvement Plans which supplement the Plat are not considered either Plans or Plats and, therefore, should not be judged using the criteria for these documents. 3. The Plat documents are shown at a larger scale and larger sheet size which increases readability and cohesiveness with the total package. 804.295.7131 220 East High Street Charlottesville, Virginia 22902 , 4 • w Page 2 10/14/93 Mr. Cilimberg 4. We have committed significant time and effort to the drafting of the Improvement Plans. We are conscious of maintaining high clarity and readability during the drafting process. Please note thatthese were done primarily by hand. Alteration of the scale from 1"=30' to 1"=20'would require a great commitment of additional time and effort and would not significantly affect the clarity of an already clear plan. Based on these points,we respectfully request a waver of the Plat scale and size guidelines set forth in the Subdivision Ordinance (Section 18-45). We would ask that the remainder of Redfields be acceptable at the Plat Scale 1"=60' and Improvement Plans at 1"=30'. If this is not acceptable, we would request that at least Section 2-A and 2-B be given the waver as much work has occurred in this office on these sections to date.
