To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Highway Commercial. The permitted uses of the Property are
provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning
Ordinance"). The Property is subject to the Entrance Corridor Overlay District as
described in Section 30 of the Zoning Ordinance.
• The adjacent zoning classifications of the adjacent properties can be viewed on our
website at the link provided below.
• The Property is subject to the approved site plans SDP200600032 "Jarman's
Sportcycles." It appears the Property has been developed in accord with these plans.
• There are three approved special use permits associated with the Property.
SP200200014 and SP200200042 for a garden center and contractor storage, approved
November 13, 2002 and SP200500025 for outdoor display approved January 11, 2006.
• There are no additional conditions, proffers, variances, or special use permits associated
with the Property.
• There are no building or zoning violations on file associated with the Property.
• In the event of casualty, in whole or in part, the structure located on the Property may be
rebuilt in the current form, if applicable.
• Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(a)albemarle.oro once they have been approved or issued.
