Thank you for your comments dated October 29, 2021 on the above referenced project. Below are our responses to the remaining
comments on the road plans.
Engineering:
1. Comment acknowledged.
2. Additional spot shots and topo labels have been added in the wall area along Leeham Court. Location of wall geogrid has
been shown; construction of the wall will not affect the neighboring property.
3. Grading has been removed from neighboring property. All grading occurs within the project limits.
4. Overland relief has been shown for the yard drains. YD-6 series has been modified and an additional yard inlet (YD-6F) has
been added to the plans.
5. The stop signs and road name signs are shown and labeled at the intersections on sheets 4 & 5.
Planning (Mariah Gleason):
1. The cover sheet has been revised to note the project ID.
2. Comment acknowledged.
3. a. The missing street trees along Park Ridge Drive are shown on sheet 21.
b. Street trees are shown along the sidewalks in front of Lots 56-65 and Lots 86-97.
c. The calculations for street trees has been revised to include Humboldt St.
d. The landscaping plant schedule has been updated per the changes listed above.
4. a. The required parking calculations on the cover sheet have been revised.
b. The on -street parking calculations on the cover sheet have been revised.
c. Dimensions have been added to the on -street parking spaces on sheets 4 & 5.
5. a. The deed of dedication for the connection of Park Ridge Drive and Hill Top Street has been recorded. Deed book and
page number have been shown on the existing conditions sheet. Attached to this comment letter is the correspondence
from Rachel at the county for the dedication of this property from Parkside Village.
b. A proposed access, drainage, and utility easement has been shown at Sta. 12+50 along Leeham Street. This easement
shall be vacated at the future continuation of Leeham Street.
6. The statement pertaining to private streets has been added to the cover sheet.
7. a. The zoning note on the cover sheet has been updated to note that TMP 56A2-01-62 is located within the entrance
corridor overlay district.
b. The statement regarding the variation about sidewalks and planting strips has been added to the cover sheet.
c. The limits of managed steep slopes is shown on sheet 2.
8. The note about retaining walls on the cover sheet has been updated as requested. The retaining wall north of the existing
SWM facility is labeled on sheet 2.
9. The legend on sheet 3 has been revised.
10. Comment acknowledged.
VDOT (Adam Moore):
1. The CG-12's have been revised as requested.
2. The proposed cross drains are shown and labeled on sheets 8 & 9.
3. Comment acknowledged.
E911 (Elise Kiewra):
1. Barkley Court has been updated to Barkely View Court throughout the plan.
Fire Rescue (Howard La¢omarsin):
1. 'No Parking' signs are shown and labeled as requested on sheets 4 & 5.

The County Attorney has reviewed the Deed of Dedication and has a few changes (see attached). I have also attached a
word copy of the dedication template so it's easier to revise. Once you make these edits, please deliver the signed
originals to our office to my attention.

Thanks again for the call today. Attached is my draft Deed of Dedication. Please let me know how bad I did, this is not
my forte.
Also, their Board had another question if you don't mind. They know that there is another parcel at the opposite end of
this road, that allows for a connection West. They wanted to know if their common area, parcel 56A2-04-AO had any
future dedication for public use. I could not tell from the documents I had, is this something that you could tell us?
