Response Letter
Dear Mr. McCollum:
We have reviewed all of your comments from November 1, 2021 and made the necessary
revisions. Please find our responses to the comments below in bold lettering.
1. It appears land disturbance is over 10,000 sf. Please submit a VESCP or VSMP application
for review.
Comment Acknowledged. A VSMP application has been submitted as requested and is
being coordinated through County Engineering.
2. Show any existing easements with deed book references.
There are no known existing easements within the proposed project's limits of
disturbance impacting proposed work based on existing information received.
3. VSMP plan will need to be approved prior to site plan amendment approval.
Acknowledged.
4. Install crosswalk at Birdwood Dr.
Birdwood Drive is a closed private drive with limited vehicular traffic. A crosswalk is
not necessary at this location per follow up conversation with the County.
S. The County would not allow mixed -use paths with vehicle travel ways, so the path onto
Birdwood Drive needs to be removed or revised with crosswalk to show cross -
connection.

6. Ensure vehicle stopping site distances are met at crosswalks.
ENGINEERING I DESIGN I TECHNOLOGY
a. Ensure landscape does not interfere with these site distances.
Appropriate stopping sight distance is shown on sheet C8.0.
7. Provide drainage design tables with the site plan.
Pipe and inlet calculations have been included on sheet C7.0.

9. Provide max height of retaining wall.
a. Walls over 30" require safety railing; Walls over 3' require a building permit;
Walls over 4' require design plans with P.E. seal.
Acknowledged. No walls are intended to have a retaining height be taller than
30".
10. Provide CG-6 instead of roll-top curb along Golf Course Dr.
Acknowledged. Curb has been updated to CG-7 along Golf Course Dr.
11. Show concrete sidewalk width and provide design detail.
Concrete cart path width is now shown, and design detail has been provided on Sheet
C1.1.
12. Provide paved path typical sections.
Light Duty and Heavy -Duty paved path typical sections have been included on Sheet
C1.1.
13. Note: For VESCP/VSMP plan verify drainage areas to downstream SWM facilities are
adequate or will be designed adequate to handle increased flows.
The drainage from two sections of this project drains to two existing SWM facilities.
For the dry pond at the intersection of Boar's Head Drive and Golf Course Drive the
flow increases a negligible amount less than 1%of the predeveloped flow and
therefore will not impact the facility. For the Tennis Facility Pond, the change in area
will pass through the riser. It only increases the 100 Year flow 0.01' and therefore is
negligible.
