Woods Rogers PLC 123 East Main Street, 51h Floor Charlottesville, Virginia 22902 RE: Request for Letter of Zoning Compliance 2305 Hunters Way, Albemarle County, Virginia ("Parcel 1") 2422/2424 Richmond Road, Albemarle County, Virginia ("Parcel 2") Parcels 1 and 2 collectively referred to as the "Property" Dear Mr. Kelsey: Pursuant to your request I have examined our records with respect to the zoning status of the properties currently owned by Ryder Enterprises, LLC, situated at 2305 Hunters Way and 2422/2424 Richmond Road, which properties are more particularly identified on Albemarle County's tax records as TMP#07900-00-00-004P0 andTMP#07900-00-00-004A0. We advise the following information concerning the Property: 1. The Property is zoned Highway Commercial (HC). 2. The Property is not subject to any proffered conditions or other special limitations imposed by Albemarle County. 3. To the best of the undersigned's knowledge, the Property and the proposed use, occupancy, operation and improvements thereof comply with all applicable requirements of the zoning ordinance of Albemarle County and applicable rules and regulations of the zoning district, including without limitation any development standards such as parking, setbacks, buffers and height limitations. 4. There are not outstanding zoning violations for the Property. 5. All government permits and approvals necessary for the construction, use, operation and occupancy of the Property have been issued and are in full force and effect. 6.
