(Sec 24.2) Special use permit - So noted. 2. (Sec 35.1) Fees — Fees have been paid and copy of receipt has been sent via e-mail to Mariah Gleason. Copy of receipt has been attached also. 3. [32.5.2(a)] Zoning Information a. So noted. Once special use permit is approved, the conditions will be added on site plan. b. Notes added on site plan regarding overlay districts. Refer to sheet #4. 4. [32.5.2(d)] Managed steep slopes —Steep slopes area has been labeled. Refer to sheet #4. 5. [32.5.1(c), 32.5.2(a)] Setbacks a. The front maximum setback has been added. Refer to sheet #4. b. Side/rear setback has been added. Refer to sheet #4. c. The minimum front setback has been shown on site plan. A note has been added that the location of the front minimum setback may change based on the final placement of the proposed shared use path, per the conditions associated with the special use permit currently under review (SP202100003). Refer to sheet #4. 6. [32.5.2(b)] Parking schedule a. 14 service stalls have been proposed for this facility. They have been identified on the site plan. Refer to sheet #4. b. Caliber Collision will have 18 employees at this site and will not be on site simultaneously, 7 of which will be technicians. We have 14 stalls and typically, 1 technician works on 2 stalls. The site has provided 30 parking spaces thus providing enough space for the building use. A letter from Cross Architects has been attached. 7. [32.5.2(i)] Travelways— The narrowest width of the southern entryway has been added. Refer to sheet #4. 8. [32.5.2(s)] Circulation — Exhibit has been included with this submittal to demonstrate vehicular circulation on the site. 9. [32.5.2(n)] Shared use path a. Signs have been provided at shared use path which will have concrete base. This has been addressed in SUP. b. The landscape plans have been updated to match site plan. c. The shared use path will not have lighting. 10. [32.5.2(n)] Dumpster a. Dumpster area will not be enclosed and/or screened. Dumpster is located in the backside of the property and there is an existing fence along North and West side of the property. b. A measurement in front of both dumpsters has been added. 10' long concrete pad has been provided in front of the dumpsters. Refer to sheet #4. 11. [32.5.2(n)] Loading area — Loading area not needed for this use. 12. [32.5.2(b)] Impervious and paved areas a. Impervious cover area has been added. Refer to sheet #4. 209 West Stone Avenue ! Refer to sheet #4. 13. [32.5.2(q)] Traffic generation figures —The estimated number of vehicles per day based on current Virginia Department of Transportation rates has been shown on Site plan. Refer to sheet #4. 14. [32.5.2(f)] Water —A note has been added indicating that the parcel is not located within a water supply watershed. Refer to sheet #4. 15. [32.5.2(f)] Existing landscaping —There is a small group of trees at the rear side of the property. Tree line has been added on sheet #5. 16. [32.5.2(a)] Abutting parcels — Present use of abutting parcels has been added. Refer to sheet #4. 17. [32.5.2(a)] North point —The north arrow on sheets LI-1 and LP-1 has been adjusted to match the rotation of the site. 18. [32.5.2(a)] Scale bar —Scale bar shown on sheet 2 is correct. 19. [32.6.2(h)] Signature panel — Signature panel has been added. Refer to sheet #1. 20. [Comment] Application — Peter Wsay is a "member" of the TAP Investment group. 21. [Comment] The original date of drawing and the revision date have been included in the resubmitted plans. The proposed project is a renovation of an existing 9,200 SF (+/-) building on a 1.016 acres of developed land. It is the intent of the owner and all consultants to construct a quality project within the standards set by the County of Albemarle. Due to the existing site conditions and size of the property, we can only allow for minimal changes to the site. Caliber will have 18 employees at this location and will not be on site simultaneously, 7 of which will be technicians. We have 14 stalls and typically, 1 technician works on 2 stalls. The site has provided 30 parking spaces providing enough space for the building use. We respectfully request for your consideration to modify the parking requirement set forth in the Code of Albemarle County, Virginia. Title sheet: — Disturbed area has been added on title sheet. 2. Sheet 1 a. Deed book and page ref. for U.S. Route 29 has been added. b. There are no easements that intersect or affect parcel 3. Sheet 3 a. U.S. Rt. 29 right-of-way has been labeled. b. So noted. c. VDOT has reviewed the Caliber Collision plans. 4. Sheet 4 a. Pavement marking arrow has been revised to indicate right out. b. The area between existing sidewalk (to remain) immediately adjacent to building and proposed 14' wide shared use path will be sodded. It has been labeled. c. Pavement design note has been revised. d. Dimension has been shown at the north-west corner of building. e. Autoturn — truck route has been shown in exhibit drawing. f. Exit ramp has been labeled. g. Sight distance profile has been included with this submittal. 4. Both entrances are existing. Auto turn analysis has been included with this submittal. 5. Existing inlet is within proposed shared use path. Existing inlet will be shifted +/-7' so that it is outside of path. We are not changing any drainage pattern. We have discussed with County engineer and he agreed that drainage calculations are not needed. 6. Existing right of way along Seminole Trail Route 29 has been labeled. Refer to sheet #4. 7. Sight distance has been shown based on existing entrance. No new entrance proposed. 8. So noted. 9. VDOT standard drawings have been provided for contractor. 10. So noted.
