RE: SDP 2005 — 83 Rio Truck Repair Preliminary Site Plan
Dear Mr. van der Linde
This letter is in response to your request for a modification of the access standards. Your request has been
reviewed by staff and we are unable to administratively approve the requested modifications. You may
request that the Planning Commission review your site plan and consider the requested changes in
standards.
Staff is unable to support the modification for the following reasons:
1. Improvement of existing access is not uncommon and is required by the ordinance. While few
examples of improvement of private streets in commercial /industrial settings exist, numerous
examples exist for residential development. The reason that commercial/industrial uses have few
examples where the private street requires upgrading is because those streets generally meet
existing design standards. [Reference 18- 32.7.3, 14 -412B and 14 -410]
2. Curb and guttering is required by the ordinance in the development areas. This provision was
included to better address drainage and circulation as part of the Neighborhood Model revisions to
the ordinance. [Reference 14 -410]
In respect to improvements to the existing access please note that those portions of the access that do meet
current standards will not require modification.
If you would like this issue to be forwarded to the Planning Commission please notify Steve Tugwell, the
planner reviewing this application, and he will place it on the agenda for review. If you request Planning
Commission review please provide to Steve any information you would like forwarded to the Planning
Commission for their consideration.
