RE: White Gables
Dear Sirs:
On February 8, 2006, Amelia McCulley Zoning Administrator, sent you a letter stating the need to
coordinate the construction of the connector road required by the conditions of SP 2002 -23. Shortly
thereafter we met to discuss the construction. It was the County's understanding from that meeting, that
the construction would be completed by the end of 2006. However, to -date no construction has occurred
to connect White Gables to the Kenridge project located to the west. It was stated during our meeting last
year that the construction of the connector road on the White Gables property needed to be coordinated
with the Kenridge development. The Kenridge development has been approved and they have begun
construction of the road that will connect to White Gables. Therefore, coordination is now possible.
On February 5, 2007 the attached letter was sent to you stating in part:
You are hereby on notice that the County is now requiring [in accord with condition 4 of SP 2002-
23 (see language below)] you to construct the road connecting to Kenridge property, known as Tax
Map 67, Parcel 27.
The County is now also requiring in accord with condition 6 of SP 2002 -23 (see language below)
and in accord with the resolution approved by the Board of Supervisors on January 10, 2007 (copy
attached) that the entrance to White Gables be converted a right in/right out only entrance and exit.
Completion of the improvements is to occur by August 1, 2007. No work has begun on completing these
improvements and the plans for the improvements have not been approved. Therefore, we feel it necessary
to take the following actions effective immediately:
The County will not review or approve any plans that do not propose construction of the connector road or
entrance improvements.
If the connector road and entrance improvements are not complete by August 1, 2007 the County will not:
- Approve any plans except those necessary to permit the construction of the connector road and
entrance improvements.
- Issue any certificates of occupancy.
Issue any building permits.
- Grant any approvals except those necessary to construct the connector road and entrance
improvements.
- Allow bonding of these improvements as a condition of occupancy.
If the improvements are not complete by August 1, 2007 we will treat this matter as a violation of the
zoning ordinance and take the necessary actions to insure compliance.
If you have any questions regarding these requirements please feel free to contact me, 296 -5823 ext 3225.
Sincerely,
William D. Fritz, AICP
Deputy Zoning Administrator
