Subject: RE: White Gables - Pavilion V (Phase II) Completion
John Jones forwarded your email to me. I want to take this opportunity to remind you of two
letters sent to the owners of the White Gables property. These letters were sent February 5,
2007, and June 20, 2007. (Copies of these letters are attached to this email) These letters stated
the need to complete the connector road to Kenridge and modify the entrance onto Route 250.
The June letter stated clearly what actions the County would take if the improvements were not
completed by August 1, 2007. The improvements have not been made and therefore we are
taking the actions contained in the June letter. The June letter stated in part:
If the connector road and entrance improvements are not complete by August 1, 2007 the County
will not:
- Approve any plans except those necessary to permit the construction of the connector
road and entrance improvements.
- Issue any certificates of occupancy.
- Issue any building permits.
- Grant any approvals except those necessary to construct the connector road and entrance
improvements.
- Allow bonding of these improvements as a condition of occupancy.
You will not receive the Certificates of Occupancy you are seeking until the improvements are
completed. I urge you to work with your engineer to develop the necessary plans for the
connector road and entrance modification and continue to work with the planner leading the
review of this project, Summer Frederick.
If you have any questions please feel free to contact me.

Subject: White Gables - Pavilion V (Phase II) Completion
John —
hope all is well.
As you are aware, we are nearing completion on our Phase II building — Pavilion V, and are
planning on closing on the first units early next month. I would like to speak, or better yet meet,
with you on site to confirm we have everything completed that may cause a delay in being able to
close on these units. I am unsure what kind of zoning inspections may / may not be required on
this phase as all of our infrastructure for the development has already been through the zoning
approval process.
We will be installing our landscape within the next 10 days, and otherwise believe the site plan
submitted to the County has been completed.
Please let me know as soon as possible what process we need to get underway to ensure we
avoid any delays.
Thank you for your assistance.
Jared Metzger
PS - Pam, I wanted to keep you in the loop as well to confirm what administrative paperwork we'll
need in place to keep things going smoothly. Thanks!
