HomeMy WebLinkAboutSDP200700154 Review Comments 2008-02-07From: Ron Higgins Sent: Thursday, February 07, 2008 4:03 PM To: Patrick Lawrence Subject: ETC Modular Lab Parking Modification Request Patrick: have reviewed the data and materials, submitted by Mr. Woolley of the Cox Company and dated January 18 2008 & January 22, 2008, requesting a parking modification at the UVa Research Park ETC One Building on Discovery Drive. They are asking for a reduction from 168 spaces to 150 spaces (18 spaces) in order for the Modular Lab to be placed in the back end of the rear parking lot, thus avoiding more grading and paving, among other things. The entire facility is described as a "mixed -use (lab and office) research building" with 79 total employees max in all of the building areas (including the modular lab). have also visited the site on various occasions (weekdays, before and after normal lunch hours) and have observed from 85 - 89 empty spaces out of the total 168 spaces on site. There is also ample room on the site to add parking if the need ever arises. Therefore, in accordance with section 4.12.2, c. and 4.12.7, 1 find that the public health, safety or welfare is equally served by approval of the reduction of parking spaces available on the ETC One Building site from 168 spaces to 150 spaces. If the uses or circumstances of occupancy should ever change, then new parking provisions my need to be made in order to obtain any new zoning clearances.
