These comments are based on the revised plan and description dated May 29, 2007.
The zoning Administrator must approve the parking study that was submitted with the
application. SDP -2001-35 notes that 56 spaces were required and 64 spaces existed on the
site in 2001.
The concept plan must show the entire parcel.
The concept plan must show the stream buffers and flood plain on the site.
The parking spaces and the travel aisles to serve them must be drawn to scale and the
surface must be specified in accord with design standards of section 4.12.15 & 4.12.16. The
Zoning Administrator may approve the modification of any design standard after consultation
with the County Engineer in accord with section 4.12.2.c.
The additional parking required for this use prompts the requirement of a site plan in accord
with section 32.2.1 (e) of the zoning ordinance. The applicant may request that the Planning
Commission approve a waiver of the requirement to draw a site plan in accord with section
32.2.2. The site plan waiver may be processed with the special permit or later on its own. In
either event, the site plan must be approved prior to the commencement of new uses on the
site.
