LETTER OF CORRECTION: Original letter dated March 13, 2007
Corrected number of rezoned acres from 69 acres to 6.69 acres (see bolded text below).
Dear Mr. Strickland:
The Board of Supervisors approved your rezoning application on February 14, 2007. Your rezoning of
6.69 acres from R2 to NMD (Neighborhood Model District) was approved in accordance with the Code
of Development (for NMD) dated February 5, 2007 and the attached proffers, also dated February 5,
2007. An application plan/plan of development dated September 4, 2006, revised January 23, 2007 was
approved as part of the rezoning. Please refer to these documents for any future applications and requests
on this property.
Please be advised that although the Albemarle County Board of Supervisors took action on the
project noted above, no uses on the property as approved above may lawfully begin until all
applicable approvals have been received and conditions have been met. This includes:
compliance with applicable PROFFERS;
compliance with requirements of the CODE OF DEVELOPMENT;
approval of and compliance with a SITE PLAN; and
approval of a ZONING COMPLIANCE CLEARANCE.

Dear Ms. Strickland:
The Albemarle County Planning Commission, at its meeting on July 11, 2006, unanimously recommended
approval of the above -noted petition to the Board of Supervisors.
Please note that this approval is contingent upon the applicant addressing the outstanding issues listed by
staff, and making the following changes to the proffers:
■ The affordable housing proffer shall be modified to conform to the County's Affordable Housing
Policy in the Comprehensive Plan.
■ The recommended technical changes shall be made to the application plan, code of development
and proffers that staff has noted.
■ All cash proffers offered by the applicant should be devoted to transportation improvements in
Crozet. The proffer language will be revised through coordination with County staff, including the
County Attorney, prior to the Board meeting.
■ An interconnection shall be provided and illustrated on the application plan from the proposed
east/west connector road between Haden and Killdeer Lanes southward to Summerford Lane in
Ballard Field.
Regarding the Waiver Requests:
The Planning Commission unanimously approved the applicant's waiver request for critical slopes.
The Commission unanimously approved the request for the waiver of the planting strip requirements
around the street circling the community green at the end of Haden Place, with the following condition:

1. Pedestrian crossings shall be provided from the sidewalks on both sides of the community
green.
The Commission unanimously approved the request for the waiver of the private street request called
Haden Place on the application plan.
Please be advised that the Albemarle County Board of Supervisors will review this petition and receive
public comment at their meeting on September 13, 2006. It is the Board of Supervisor's preference that a
public hearing not be advertised until all of the final materials for a zoning application have been received
by the County and are available for public review. To achieve this preference, please provide final plans,
final codes of development, final proffers, and any other documents deemed necessary by the Director of
Community Development, to me no later than August 21, 2006.
