The above referenced plat has been reviewed. This plat will be signed with the following
revisions/information. (Each comment is followed by a reference to the relevant provision of Chapter
14, of the Code of Albemarle.)
1. The owners notarized signature. (14-202.1) Upon tentative approval I'll circulate
to Owner's for signatures.
2. Submittal and approval of a private street maintenance agreement. (14-235A) Please note that
a subdivision text amendment is scheduled for review by the Board of Supervisors on February
16, 2022. If approved, this amendment will eliminate the need for an agreement but will
require additional notation on the plat. Catlin Rd. starting at TMP 43-18G has
been the historic shared access along the frontage for Parcel Z-1. This
plat will not change the use. I don't see a need for a private street
maintenance agreement.
3. Note on the plat the required yards. 25 foot front, 25 foot side and 35 foot rear. (14-302(b)8)

4. Health Department approval for all lots. (14-309,14-310,14-316). Soils work for lot Z1 has
been received. However, soils work is also required for the residue lot. Scheduled with
Tom Hogge. As we discussed by phone, if the residue is added to Tax Map 59, Parcel 27X it
will not need approval from the Health Department
5. Note on the plat "The existing and/or proposed right-of-way is of adequate width and
horizontal and vertical alignment to accommodate a travelway passable by ordinary passenger
vehicles in all but temporary extreme weather conditions, together with area adequate for
maintenance of the travelway, as required by section 14-412 of the Albemarle County Code."
Note F on the plat contains similar language but not the exact language required by the
ordinance. (14-412) Revised see plat.
Please note that staff has reviewed the history of this project, including that included with SUB 2007-
257 PJ Land Trust, and determined that private street approval is not required for Yellowwood Drive
or Catlin Road. These roads were approved as private streets by prior County action.
