RE: Response Letter #2 for SDP2021-00065 Albemarle Business Campus: Block 1
Dear Richard,
Thank you for your review of the final site plan for Albemarle Business Campus: Block 1. This letter
contains responses to ACSA comments dated January 14, 2022. Our responses are as follows:
General
1. Easements are to extend 10-feet behind FHAs typ.
RESPONSE: Easements have been revised to extend 10' behind F'11A's/
2. Provide 20-feet easement around meter vaults and lines leading to vaults typ.
RESPONSE: 20' easement provided around all vaults and lines.
3. Show 4-inch gate valves for service lines going to meter vaults typ.
RESPONSE: 4" GV's added.
Sheet C7
1. Callout 12x8 TS&V and show 8-inch GV for connection to existing water main.
RESPONSE: TS&V linework and label added.
2. Provide easement around Clubhouse meter.
RESPONSE: 20' easement added for clubhouse meter
3. Provide minimum 5-feet separation between Bldg. 101-meter vault and mailboxes.
RESPONSE: additional (nearly 5') separation now provided. Meter vault located with a balance
between separation and easily accessible location. Of note: the nearby storm pipe crossing is
below the water line & water vault elevation.
4. Shift FHA 1 GV closer to tee, and shift FHA 2-feet from curb.
RESPONSE: This is now provided as requested.
5. Refer to attached drawing for how the end of the water main should be configured.
RESPONSE: This is now provided as requested.
6. Relocate proposed light poles outside of ACSA easements.
RESPONSE: light poles removed from ACSA easements. There are a few that are still close, but
the 2' diameter circular bases (now shown) are outside the easements.
7. Refer to attached drawing for Bldg. 102 and 103 service alignments and easement dimension.
RESPONSE: This is now provided as requested.

8. Include 6-inch GV for Bldg. 102 and 103 fire line.
RESPONSE: This is now provided as requested.
9. Provide more separation between proposed sewer and DI B3. Relocate light pole outside of
proposed easement.
RESPONSE: This is now provided as requested.
10. Remove proposed stairs from proposed ACSA easement.
RESPONSE: Stairs removed from easement.
11. Remove MH 3A.
RESPONSE: 3A removed.
12. Provide access easement to MH 4A from Mountainwood Road.
RESPONSE: this has been provided by expanding the ACSA easement near Mountainwood to
extend to the ROW/property boundary.
13. Provide 10-feet of separation between proposed sewer and utility pole.
RESPONSE: this is now provided.
Sheet C10
1. Callout crossings over the sewer main. Shallow segment 5A-4A.
RESPONSE: waterline crossings now called out. Sanitary sewer cannot be further shallowed
without serious site conflicts, due to utility crossing conflicts, and due to the elevation of the
clubhouse.
Sheet CI I
1. Remove proposed trees from ACSA easement along Country Green Road.
RESPONSE: these street trees are required by the Albemarle County Architectural Review
Board, however, to best meet both ARB and ACSA requirements, we have made these to be
small ornamental Crape Myrtles, and have placed them 8' from the waterline. This was the
separation that can be provided without moving the sidewalk.
The sidewalk could not be moved because of several constraints including minimum required dog
park size, severe grade drops, and the presence of overhead utility poles along that stretch of
Country Green Rd. Since the sidewalk can't be moved, street trees are effectively limited to be
planted within the I I' landscape strip. We have moved these small trees as far from the waterline
as reasonably possible within that strip. It is understood that the owner would be responsible for
tree replacement in the event that ACSA removes them for maintenance. A note specifying this
has been added to the landscape plan.
Sheet C17
1. Include "Typical Blow Off Assembly Detail."
RESPONSE: detail added to C15.
