Dear Mr. Langille:
We have reviewed all of your comments from December 16, 2021 and made the necessary
revisions. Please find our responses to the comments below in bold lettering.
CDD Planning—Cameron Langille - Pending:
1. [32.5.2(a)] Please update the zoning note on Sheet 1 so that it states the property is
located in the EC Entrance Corridor Rev 1• Comment addressed
2. [32 5 2(b)] Please add the approved conditions of SP201800001 to Sheet 2 Rev 1•

3. [32.7.4.1] Approval of a VSMP Plan is required prior to final site plan approval See

4. [32 5 2(b)] Height Label the height of the building Rev 1 Comment addressed
5. 32 5 2(n)] Any proposed outdoor lighting must be shown on the site plan. A
photometric plan and lighting cut sheets must be provided with the final site plan.
Proposed lighting must comply with requirements of Sec 32 7 8 & Sec 4 17 of the

6. '32 7 9] Please provide a landscaping plan that complies with all requirements of
Section 32 7.9 on the final site plan This includes the following•
a. [32.7.9.8] Minimum total landscaping canopy for the site area 10% of the site
must be canopy area. Site area is calculated as described in Section 32 7 9 8 (C)
Please provide a calculation on the landscaping plan identifying the percentage

Please be aware that Albemarle County requires photometric plans to use a Light
Loss Factor (LLF) of 1 0 to calculate footcandle measurements on site plans

and property in residential or rural areas zoning districts shall not exceed one-

k. [4 17 4(a)] Provide manufacturer cut sheets for all outdoor luminaires that will
emit 3,000 lumens or greater. Be sure that the cut-sheets identify that these

8. Prior to site plan approval, easement plat for all proposed easements must be approved
and recorded. Once the easement plat is recorded, update all new easement labels to
state the easement type, dimensions, and recorded instrument (deed book and page
number). Easement plat application is currently under review, SUB202100191. Rev. 1:

recorded beginning at deed bkpg. 5646- 544, 11/ 30/ 21. Please update easement labels
accordingly.

9. [32.7.5.1] Per the approved conditions of SP2018-01, conditions#2 states:
"The restaurant, tavern, and inn and accessory uses shall not consume water in excess
of existing permitted capacity of the existing water system (76,000 gallons per day) and
sewage system (60,000 gallons per day). If the central water or sewerage system must
be expanded to meet existing or future demand for residential users, the applicant shall
seek and obtain all necessary approvals for expanding the system from the Virginia
Department of Health, the Virginia Department of Environmental Quality, and the
Albemarle County Board of Supervisors. Any expansion of the central water or sewerage
system to meet existing or future demand for residential uses shall be solely for the use
of residential users."
Please provide documentation that the new uses proposed will not exceed the 76,000
gallons of water and 60,000 gallons of daily sewage capacities specified by this
condition. Rev. 1: Comment will be addressed. pending Fire Rescue verifying that the
attached Fire Rescue comment# 2 is addressed.

Fire Rescue— Howard Lagomarsino— 11-01-2021:
1. Every building constructed, regardless of status as sprinklered or note, has a calculated needed
fire flow to address a fire I the building. Please provide a note on the plan as to what the ISO
calculated needed fire flow for the proposed building.
The fire flow calculation has been added to Sheet C1.1.
2. Please discuss location of water supply to provide the fire flow required for the building.
Will this project access the water supply for the hotel building for its fire flow or is there
another water source that tis accessible for firefighting operations?
The tank onsite is a 50,000 gal tank.
