US 250 - Richmond Road (between Virginia Route 20 and 1-64) = 36,000 VPD Peter Jefferson Parkway (between US 250 and State Farm Blvd) = 9,100 VPD South Pantops Drive (between Riverbend Drive and State Farm Blvd) = 360 VPD No other roads within our study area were listed in the VDOT 2019 AADT publication but we can assume that existing Worrell Drive functions with less traffic than South Pantops Drive. Given the existing minimal traffic uses on Worrell Drive, we've assumed a daily traffic volume of 100 VPD. This could be considered high for Worrell but it was used to be conservative. ITE Trip Generation (101h Edition) calculations: We looked at using a 20,000 SF general office building -or - a 20,000 SF medical office building (MOB), per guidance from the client, and determined we could work with the higher generator of the two. We also considered a 4,000 SF specialty retail store, but that category is no longer an option so an apparel store was selected. 20,000 SF General Office Building (#710): [not used because MOB is higherl 223 VPD (daily), 111in/112out 45 VPH (AM), 39in/6out 25 VPH (PM), 4in/21out 20,000 SF Medical Office Building (#720): [used this value as it is the higher of the twol 680 VPD (daily), 340in/340out 53 VPH (AM), 41in/12out 70 VPH (PM), 20in/50out 4,000 SF Apparel Store (Specialty Retail Type Store) (#876): 266 VPD (daily), 133in/133out 4 VPH (AM), Sin/lout 16 VPH (PM), 8in/8out Trip Distribution For the 20,000 SF MOB, we assumed: 80%to/from Isham / State Farm Boulevard 10% to/from Worrell Drive to points west 10% to/from Worrell Drive to points east For the 4,000 SF apparel store, we assumed: 80% to/from Worrell Drive / US 250 to east 20% to/from Worrell Drive to west Populating our Isham Drive and Worrell Drive links with existing assumed traffic of 100 VPD on Worrell, and the proposed MOB and apparel store trip gen yielded the following: Isham Drive = 544 VPD new traffic plus whatever is there as existing which is unknown. Worrell Drive (between Martha Jefferson Drive and Isham Drive extended) = 168 VPD Worrell Drive (between Isham Drive extended and driveway entrance for proposed apparel store) = 221 VPD Worrell Drive (between driveway entrance for proposed apparel store and Crossroad = 313 VPD. None of Worrell Drive with existing and these proposed uses hits 1,000 VPD. The highest link is 313 VPD which is less than one third of the 1,000 VPD threshold (underdrain is not needed for any of the Worrell Drive segments).
