Re: SUB202100200 Three Springs LLC, Boundary adjustment + division - Review Comments
Dear Mr. Jordan,
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed. Each comment is preceded by the applicable reference
from the Subdivision/Zoning Ordinance, unless otherwise specified.
1. [14-308.1] Groundwater assessment. Provide groundwater assessment fee ($391) to initiate a Tier 2
groundwater assessment. The fee must be paid prior to plat approval.
2. [14-302.A.9] Building site. Move the vicinity map on the cover page, which is covering note 15
regarding building site.
3. [14-302.A.3] Existing or platted streets. The location, width and names of all existing or platted streets
and all other rights -of -way. Include information regarding Beckoning Ridge Road, including whether
private or public.
4. [14-302.A.10] Right of further division of proposed lots. Provide a note regarding development rights,
which should read as follows: Revised TMP 59-29B is assigned 4 development rights and may be further
subdivided. The development rights shall not comprise more than 39.355 acres. Parcel 2A3 is assigned 1
development right and may not be further subdivided.
5. [14-309, 14-310, and 14-416] Soils evaluations. The subdivider shall submit to the agent with each final
plat the results of percolation tests or other methods of soil evaluation used to determine the suitability
of the soil for subsurface drainfields.
6. [14-310] Onsite sewage system. Show the location of proposed subsurface drainfields.
