To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is currently zoned HC, Highway Commercial under Chapter 18 of the
Albemarle County Code ("Zoning Ordinance"). The permitted uses of the Property are
provided in Section 24 of the Zoning Ordinance. The Property is subject to the Steep
Slope, and Entrance Corridor Overlay Districts as described in Section 30 of the Zoning
Ordinance.
• The use if the property as an automobile dealership is a permitted use in the HC zoning
district. The Property is subject to Special Use Permit SP2002-00027 approved
8/14/2002 for the outdoor storage and display of the automobiles.
• The Property is subject to Site Development Plans, SDP2002-00130 that was approved
on 10/26/2002 and has been amended per SDP2005-00135 approved on 10/06/2011.
• To the best of my knowledge, the Property is currently in compliance with all applicable
requirements of the Zoning Ordinance. A review of our files found (i) no violations or
alleged violations or regulations applicable to the Property, whether pending,
contemplated, or having already occurred and (ii) no fees due or pending with respect to
any matter before the County Zoning Office; and (iii) no pending application for rezoning
of the Property. Further, no proceeding to challenge the zoning or other governmental
approval or use of the Property is pending or overtly threatened to the best of our
knowledge.
• Copies of any relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the
records, a request may be made through the department's Records Manager, Paul
Bjornsen, at pbiornsenaalbemarle.oro. If the request is not based in Virginia, it will take
longer to fulfill.
