1. A road plan will need to be approved and bonded prior to Final Plat approval. Review of the
road plan may generate additional comments on the Final Plat.
2. The connection to Pritchett Lane will need to be shown on the road plans (as an exhibit) to
show that the road can be constructed without affecting the adjacent lots.
3. A VSMP plan will be required and will need to be approved and bonded prior to Final Plat
approval. Review of the VSMP plan may generate additional comments on the Final Plat.
4. Deeds of Dedication will need to be signed and recorded for the SWM facility easements
and Public Drainage easements. This will filled out by the County and forwarded to the
applicant when the final plat is nearing approval.

Review # 2
Dear Mr. Holt:
The Department of Transportation, Charlottesville Residency Transportation and Land Use Section has reviewed the
North Pointe Middle and Northeast Residential Subdivision - Preliminary Plat, dated December 16, 2021 as
submitted by Townes Site Engineering and find the previous comments have not been adequately addressed:
1. Please include a note stating "VDOT will only maintain within drainage easements to the extent necessary
to protect the roadway from flooding or damage."
2. Please include a note stating "Landscaping plants and trees adjacent to the sight distance triangle will need
to be maintained in area between 2 and 7 feet above ground as a clear zone to preserve sight lines and
accommodate pedestrians. The HOA will be responsible for the maintenance of sight lines"
3. Approved road plans meeting SSAR, and in compliance with the VDOT Road Design Manual are required
prior to final plat approval.
4. Easements as shown on the approved road plans will be reflected in the final plat.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The owner/developer must
contact the VDOT Charlottesville Residency Land Use Section at (434) 422-9399 for information pertaining to this
process.
