Dry Pond Routing Calculations Project Narrative: This project includes the demolition of two houses and a gas station and the construction of a self -storage facility and associated utilities and landscaping. The limits of disturbance is 1.84 acres. Water Quality: The current site is a gas station and two houses. 1.84 acres was analyzed for water quality. The total TP load reduction required is 1.37 lbs/year. The 1.37 lbs/yr of required nutrient credits area shall be purchased from a DEQ-Approved Nutrient Credit Bank in Accordance with VA code 62.1-44.15:35. Water Quantity The site generally drains towards the south and southwest of the property. A dry pond facility, SWM A, is proposed to detain and release runoff such that the resulting runoff from the site at two analysis points meets the 1-year 24-hour storm requirements of the energy balance equation. Additionally, the 10-year 24-hour storm is being detained to reduce the pre -developed 10-year 24-hour storm to meet flood protection requirements, in accordance with 9VAC25-670-66, Section C.3.c. See sheet C6.1 for the Stormwater Management Plan.
