The Pleasant Green Phase 2A Final Site Plan has been reviewed by Engineering. The following
comments will need to be addressed before approval:
1. SUB202000226 road plan must be approved and bonded before this plan can be
approved. Rev. 1: Comment not addressed.
2. [Sheet 1] Topography was field verified in 2020. It should be within the last year. Rev. 1:
Comment addressed.
3. [Sheet 2] Is the underground detention and level spreader shown on this page already
built? If not, it should not be shown on the existing conditions sheet. Also, please label
the drainage and SWM facility easement for these facilities. Rev. 1: Comment addressed.
4. [Sheet 2] Please clarify the double floodplain lines near Rambling Brook Lane. Rev. 1:
Comment addressed.
5. [Sheet 2] Please label the preserved slopes. Rev. 1: Comment addressed.
6. [Sheet 4] Please clarify the 8" roof/foundation drain. The minimum pipe the County
allows is 12". Also, there should be cleanouts for maintenance. Rev. 1: The line on lots
58-64 is labeled as 12", however, comment response said it was staying 8". Please
clarify.
7. Please provide yard drain profiles and calculations or reference where those calculations
are located (WPO? Road plan?) Rev. 1: Comment addressed.
8. [Sheet 4] Please show the 10' easement is sufficient for the private storm drains per the
engineering calculation in the design standard manual, page 15. There must be room for
equipment and maintenance: https://www.albemarle.org/Home/ShowDocument?id=270

9. [Sheet 4] Please show spot shots in the rear of houses to show that water drains away
from the house. Rev. 1: Comment addressed.
10. [Sheet 4] Please add note showing where the roof drains tie into storm system. Rev. 1:
Comment partially addressed. There is a note showing where yard drains tie in to
storm system. Please specify that roof drains must tie into the yard drain system. If
there is no yard drain, please specify splash blocks.
11. [Sheet 7] Street trees should be at least 5' from storm pipes. Rev. 1: Comment not
addressed. Trees on Litchford road are closer than 5' to storm pipe.

1) During construction, the following fire prevention steps are required, so please note them on the
plan:
a) Smoking shall be prohibited in areas where smoking makes conditions such as to make
smoking a hazard and these areas shall be designated with no smoking signs per Virginia Statewide
Fire Prevention Code.
b) Areas where smoking can occur, shall have appropriate receptacles for discarded smoking
materials per Virginia Statewide Fire Prevention Code.
c) Per the Virginia Statewide Fire Prevention Code, vehicular access for firefighting shall be
provided at all construction and demolition sites, provide access to within 100 ft. of temporary or
permanent fire department connections, and have no overhead wiring or other overhead
obstructions lower than 13 ft. 6 inches; this access may be via permanent or temporary road, but
shall be capable of supporting fire apparatus in all weather conditions.
d) Contractor shall ensure the street numbers are always plainly visible from the frontage street
during construction per the Virginia Statewide Fire Code
e) An approved water supply for firefighting operations shall be in place and available as soon as
combustible materials arrive on site.
f) Waste and combustible debris shall be removed from the building at the end of each day and
disposed of in accordance with the Virginia Statewide Fire Code
g) Fire extinguishers shall be provided, with not less than one approved fire extinguisher at each
stairwell, on all floor levels where combustible materials have accumulated, in every storage and
construction shed and in areas of special; hazards, such as where flammable and combustible liquids
are stored or used, in accordance with the Virginia Statewide Fire Code
h) Operations involving the use of cutting and welding shall comply with the Virginia Statewide
Fire Prevention Code and shall require a permit from the Albemarle County Fire Marshal's Office
(Z)

The Department of Transportation, Charlottesville Residency Transportation and Land Use Section has
reviewed the Pleasant Green Subdivision, Phase 2A — Final Site Plan, dated December 30, 2021 as
submitted by Collins Engineering and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434) 422-9399
for information pertaining to this process.
