Special use permits for uses as provided in this ordinance may be issued upon a finding by the board of supervisors that such use will not be of substantial detriment to adjacent property,that the character of the district will not be changed thereby and that such use will be in harmony with the purpose and intent of this ordinance,with the uses permitted by right in the district,with additional regulations provided in section 5.0 of this ordinance,and with the public health, safety and general welfare." The items that follow will be reviewed by the staff in their analysis of your request. Please complete this form and provide additional information which will assist the County in its review of you request. If you need assistance filling out these items,staff is available. How will the proposed special use affect adjacent property? The proposed complex is approximately 400 ft.from the road(Coles Rolling Road)and will be used as living quar- ters. Any work traffic to Maple Hill from Spring Field Farm will be through the existing farm roads and have no additional impact on the adjacent properties.The complex is small,not clearly visible from the road,and has been laid out tastefully, maintaining a look consistent with the rural landscape. How will the proposed special use affect the character of the district(s)surrounding the property? The complex will be in fitting with the existing rural/agricultural character of the district. How is the use in harmony with the purpose and intent of the Zoning Ordinance? The purpose and intention of the zoning ordinance 06-18 is to provide farm workers with housing. This is what we are requesting. How is the use in harmony with the uses permitted by right in the district? Ordinance 06-18, by right, allows for farm worker housing of 10 people in 2 buildings. We are not asking to increase the number of our farm workers,but rather want to provide them with 5 small, rustic buildings provid- ing privacy instead of one big bunkhouse. What additional regulations provided in Section 5.0 of the Zoning Ordinance apply to this use? Sec. 5.1.44 Farm Worker Housing[Ord. 06-18(2), 12-13-06]. How will this use promote the public health,safety,and general welfare of the community? This will provide the necessary labor force for the farm's (certified organic) vegetable production to operate. The farm's intent is not to impact the neighbors' or community in any negative way. Our intention is to operate a suc- cessful,albeit low profitability,business offering farm products to the community and nearby surrounding areas, while maintaining agricultural integrity. 8/7/06 Page 2 of 4 Describe your request in detail include all pertinent information such le number of persons involved in the use,operating hours,and any unique features of the use: This request is to turn five 14' 6" x 22' 3" rustic,cabin structures into farm worker housing for ten workers (two people per structure),allowed in Sec 5.1.44 Farm Worker Housing[Ord. 06-18(2), 12-13-06] and turn a 41' x 25" structure into a kitchen area for the workers.This kitchen structure would also provide the workers with five toi- lets housed in a 10' x 25' section that is accessible only from an outside separate door, as well as five shower stalls that are also housed in a 10' x 25' section accessible only from an outside door. The ten farm workers would be seasonal(approx. April to September).Their hours of operation would be 8:00 am to 5:00 pm Mon-Fri.This com- plex is for living purposes and all work will be carried out at Maple Hill Farm (TMP 122-6). In the conceptual plan there are pictures that demonstrate the quality and rustic appearance of this farm workers' complex. ATTACHMENTS REQUIRED—provide two (2)copies of each ❑ 1.
