Thank you. The client will be bringing signed copies of the plat to you. I also wanted to give you a heads up
that our crew went out to set the property corners and found that the driveway to 115-6A was encroaching
into Lot 1 and needed to have a driveway easement added. Attached is the revised plat showing the new
easement on Sheet 3.

will be assigned from parent tract TMP 115-68. Note 10 has been revised, however, it appears there is one
development right that is unaccounted for. TMP 115-6B has four (4) development rights and is being split
into two equal parcels. Note 10 suggests Lot 1 will receive two of those development rights and Lot 2 will
only receive one of those development rights. Do you intend to assign Lot 2 two development rights? If so,
please revise.
Lot 2 has been revised to have two division rights.
7 (14-302(A)(15)] Revise the owner information on Sheet 1. Revise the owner in the Owners Approval

this plat except as authorized by section 14-212(A) of the Albemarle County Code. If any lot created by the
recordation of this plat is conveyed back to the grantor during the four (4) year period, it shall be

Hey Yall,
I looked at this plat a bit further today. As Bill points out, lots of the notes and labels on the plat are wrong. They've
listed the owner information for TMP 136-9 instead of the relevant parcels, have an incorrect vicinity map, incorrect
labels, and incorrectly suggested that the parcels are in an Ag/For District, amongst other things. Looks like they were
extremely lazy putting this plat together.
However, with regards to whether they are eligible for a family division it appears the owners for TMP 115-6A, B, and
6131 are all the same — Sam and Jocelyn Thacker. So, I don't think there are any concerns there. I'll wrap up my review of
this in the coming weeks, but as of now it appears they've submitted an appropriate application, they just will need to
clean up a lot of things on the Plat.
And thanks again Bill for taking the time to take a look at this and answer my initial questions. Your answers and
comments below were extremely helpful.

Let me fast answer your questions and then I will get to the real issue(s).
"They don't need to submit this as two separate apps do they?" - A BLA and Subdivision (including family
subdivision) may be submitted on the same plat. We charge one fee (the highest).
"If not, what would we recommend they do differently on the Plat? I think they should combine the BLA sheet
with Sheet 3 and only have one plat showing the boundary adjustments and the division." The way they have
it shown is fine. Either as two sheets or as one. Makes no difference.
Now for the real issue(s)
- They list the owner for TMP 136-9. However, that parcel is not part of this subdivision and is about tt
miles away from the subject property.
- All of the information included in note t on sheet t is for property on Tax Map 136 and not the subject
property.
- The owner listed in CountyView is " There is no owner listed.
- On the plat it lists the owner as Scuffletown, LLC. LLCs do not have family.
- No deedbook/page is provided for the property.
- The information about floodplain and AF district appears to be incorrect. Notes 3 and 8 contradict each
other.
- The property has stream buffers.
- There is no critical slopes overlay district.
- Note to talks about the wrong property.
- Revised lot 115-6bi does not maintain minimum lot width. (It is most likely non -conforming currently
but I cannot verify.)
The GIS system is acting up right now so I can't do any deed research but based on the information available to
me at this time this plat is not eligible for a family subdivision. I have not done a checklist review on this plat.

Hey Yall,
I looked at this plat a bit further today. As Bill points out, lots of the notes and labels on the plat are wrong. They've
listed the owner information for TMP 136-9 instead of the relevant parcels, have an incorrect vicinity map, incorrect
labels, and incorrectly suggested that the parcels are in an Ag/For District, amongst other things. Looks like they were
extremely lazy putting this plat together.
However, with regards to whether they are eligible for a family division it appears the owners for TMP 115-6A, B, and
6B1 are all the same — Sam and Jocelyn Thacker. So, I don't think there are any concerns there. I'll wrap up my review of
this in the coming weeks, but as of now it appears they've submitted an appropriate application, they just will need to
clean up a lot of things on the Plat.
And thanks again Bill for taking the time to take a look at this and answer my initial questions. Your answers and
comments below were extremely helpful.
