THIS DEED node this 13th day of February, 1971, by and between
Henry R. Kansrek, individually and as Co-Fxooutor of the Estate of Elias
T. Komarek, deceased, Wanda Kanarek, his wife, and Carolyn C. Musselman,
Co -Executor of the Estate of Elise T. Kanarek, deceased, hereinafter some-
times referred to as the Grantors, and James Camp�herelsefter sometimes
referred to as the Grantee,
W I T N E S S E T H,
For and in consideration of the am of Thirty Thousand Dollars
(030,000.00), cash in hand paid, receipt of which is hereby acknowledged
by the Grantors, the said Grantors do hereby GRANT, BARGAIN, SELL, and
CONVEY with GENERAL WARRANTY OF TITLE unto James M CamX all that certain
tract or parcel of land containing 50.179 acres, more or lees, lying and
being on the Hardware River In the Scottsville Magisterial District of
Albemarle County, Virginia, about three miles northeast of the Town of
Scottsville, Virginia, on Virginia Route 618, shown and described on a plot
of John C. Mackie, Certified Land Surveyor, dated January 21, 1971, hereto
attached and made a part of this deed and being the same property devised
to the said Henry R. Kanarek by Will of Miss T. Kanarek, probated June
26, 1969 and recorded in the Clerk's Office of the Circuit Court of Albemarle
County, Virginia it W111 Book 44, page 395.
This conveyance is made expressly subject to the easements, conditions,
restrictions, and reservations contained in duly recorded deeds, plate and
other instruments constituting constructive notice in the chain of title to
the property hereby conveyed, which have not expired by limitation of time
contained therein or otherwise become ineffective.
Subject to said easement, conditions, restrictions, and reservations,
Henry R. Komarek covenants that he in asked of the property hereby conveyed
and has a perfect right to convey the some; that the Grantee shall have quiet
possession and enjoyment thereof; that said property is free from all other
encumbrances; end that be will execute such further assurances of title as
may be requisite.
